THE BEAUNOIS HOT TUB Welcome to our home. Come and discover our spacious 200 m² fully renovated farmhouse keeping the charm of the old, accentuated by a touch of modernity. Ideally located in the village of RUFFEY-LES-BEAUNE, a few minutes from BEAUNE. After a beautiful day of sightseeing and tasting local wines, come and enjoy the house's spa area, which includes a hot tub that is warm in winter and refreshing in summer, a sauna, or the outdoor space. The space Our independent, spacious house spans 2 levels to offer you all the comfort (reversible air conditioning) and tranquility needed for your stay. With a capacity of 4 people, it is arranged as follows: Outside: Upon entering the property you will find 2 outdoor spaces: On your left, a dining area equipped with a barbecue sheltered with a comfortable gazebo during hot weather On the right side, a wooded garden with a pétanque or playground The house: On the ground floor: Upon entering the house you will discover the air-conditioned living/ dining area with a surface area of 40 m2. The lounge area is equipped with a 4K smart TV, a mass stove and a wifi box. The dining room area has a large dining table. In the extension of the living/ dining room you will find 3 spaces: - An open kitchen of 30 m2 giving direct access to the outdoor dining area through a large glass window. The kitchen is equipped with a gas stove, dishwasher, large fridge/freezer, coffee machine and Nespresso, microwave and all the necessary utensils. - A SPA area adjoins the kitchen, it has a hot tub, sauna, shower and finally sunbeds to ensure your comfort and relaxation. The rules of procedure are available in the Spa. In case of non-compliance with the regulations ( if the water in the hot tub must be changed after your visit) an amount of 500 euros may be requested. - A well laid out game room: games table for billiards, table football, ping pong... ( accessible to children). Finally attached to the game room, a hallway leads to a bathroom with walk-in shower, double sinks, independent toilet as well as a laundry area with a washing machine and dryer. Upstairs: You will discover the 3 bedrooms of the house, the size of which varies from 10 to 15 m². They are equipped with storage, a bed 160x200 cm and also benefit from independently controlled air conditioning in each room. 1 bathroom will also be at your disposal, consisting of an Italian shower, double sink and toilet Guest access Access to the house is facilitated by 1 discreet and secure key box allowing you 1 arrival in complete autonomy and at any time. I will stop by after your arrival to welcome you and explain the functioning of the house (hot tub, wood-burning stove...) Other things to note The accommodation is not accessible to people with disabilities (PMR). The house is completely non-smoking (smoking in the accommodation exposes you to €300 in additional costs). For the comfort of the neighborhood, the house is equipped with noise detectors. Please respect the hours for the pétanque court: 9:30 - 12:00 and 14:30 - 19:30. From 10 p.m. noise outside must be stopped, we advise you to continue your festivities inside for your peace of mind and that of the neighborhood.
