Ground Floor Entrance Hall A welcoming hallway with access to all bedrooms and main living areas. Open-plan living, dining & kitchen area A bright and spacious open-plan area with underfloor heating and full-height bi-fold doors opening directly onto the garden. Kitchen Fully equipped with a double electric oven, induction hob, microwave, Nespresso coffee machine (original) dishwasher, fridge freezer, and a large island with seating for three. Living area with sofa and armchair seating for 5, Smart TV, and an electric feature fireplace. Dining area with table and chairs seating six to eight guests. Utility Room Includes a washing machine and independent garden access. Dog towels, bowls, and treats are provided. Popcorn machine, Air fryer and additional baking / mixers. TV Lounge / Snug A dedicated cinema-style room featuring a 65-inch screen, a large corner sofa and day seat capacity 5/6 Bedrooms Bedroom with king-size, four-poster bed (sleeps 2) Hanging space and chest of drawers Bedroom with twin beds (can be made into a Super King on request, at least 7 days before arrival) Hanging space and dressing table Family Bathroom Features a large bathtub, walk-in shower, heated flooring, and heated towel rails. Outside Space A fully enclosed, well-maintained garden with a large patio area, small lawn, and outdoor sofa seating. A BBQ is available from April to October (guests to provide their own charcoal). Hot tub, seats up to five guests. Hot tub towels are provided. Garden Room / Games Room (no heating) — Includes a small garden bar, convertible games table, kids dartboard, yoga mat, floor gym bands. Other things to note Please note this property is along a residential area, with neighbours either side. There is a sound monitor both inside/ outside to monitor noise. The hot tub and Games room are not to be used after 10pm Noise to be kept to minimum after 10pm due to neighbouring properties No smoking No candles Groups aged under 25s are not permitted, and the house is more suited to family groups. Towels and Linen provided Early check in, and late checkouts, may be available on request, subject to availability. Fees will apply. £50 for early or late check in / out (subject to availability — 1pm in and 12pm out) Pets are charged at £35 per pet per stay. Cot and high chair on request
