Stay in a beautiful and characterful former miller’s house, full of history and charm — the perfect setting for families, couples or small groups looking to relax and spend time together in the countryside. Sleeping up to 8 guests, the farmhouse offers generous, comfortable living throughout, with a large, well-equipped kitchen, a spacious dining area for shared meals, and a cosy sitting room with a log burner — ideal for unwinding after a day out or enjoying slow evenings in. The space INTERIOR The Farmhouse comfortably sleeps up to 8 guests across four bedrooms, offering generous space for relaxed group stays and family gatherings. You enter through a welcoming hallway, with a handy cloakroom and utility space just off to the right. To the left, a cosy sitting room provides a warm and inviting place to unwind, with comfortable seating for everyone and a log burner for cooler evenings (a starter basket of logs is provided October–March, with more available if needed). Just beyond, a quiet study nook with a desk and excellent WiFi offers a practical space for catching up on work when needed. At the rear of the house, the home opens into a large, light-filled kitchen and dining area — very much the heart of the farmhouse. Well equipped for both short breaks and longer stays, the kitchen features a traditional electric four-door Aga, additional hob and oven, microwave combination oven, large American-style fridge freezer, coffee machine, kettle, toaster, dishwasher, and plenty of cookware and utensils. A walk-in larder provides ample storage, making it ideal for extended stays or larger groups. Upstairs, there are three double bedrooms and one twin room. The main bedroom benefits from its own en-suite shower room, while a family bathroom with bath (and shower over), WC and basin serves the remaining bedrooms. All rooms offer good storage space, making longer stays comfortable and practical. Please note: bed configuration is based on standard occupancy (two guests per bed). Optional Additional Space For larger groups or those looking for extra flexibility, The Lavendrye annexe can be added to your booking (subject to availability and additional cost). This self-contained space includes: A double bedroom A sofa bed in the living area (sleeping two) A kitchenette A wet room with walk-in shower, WC and basin A separate living and dining area The Lavendrye has its own private entrance and can also be booked independently. Total internal space: approximately 220m² Guest access Bartley Mill Farmhouse is located just off the B2169 (Bayham Abbey Road), approximately 1.5 miles east of Bells Yew Green towards Lamberhurst, in a peaceful rural setting. Due to the countryside location, travelling by car is recommended for the easiest access and to make the most of the surrounding area. By car The property is easily accessible by road, with parking available on arrival. Full arrival details, including precise directions and parking instructions, will be provided prior to check-in. By train The nearest station is Frant (approximately 1.5 miles / 5 minutes by car) on a direct line from: London Charing Cross London Bridge Waterloo East Cannon Street Journeys from London typically take around 50–60 minutes. Please note that Frant is a small rural station and taxis are not usually available on arrival. For this reason, we recommend either pre-booking a taxi or travelling via Tunbridge Wells station, where taxis are normally available. Taxis We recommend the following local taxi firms: Walkers Taxis (Tunbridge Wells) Streamline Taxis (Tunbridge Wells) Taxis are usually available at Tunbridge Wells station, but not at Frant, so Tunbridge Wells is often the easier arrival point for those travelling by train. By bus A local bus service (Route 256) runs along the B2169 between Bells Yew Green, Frant station, and Lamberhurst. Please note that services are limited, so we recommend checking timetables in advance. Cycling While the surrounding countryside is beautiful for cycling, we do not generally recommend arriving by bike, as the property is located at the bottom of two fairly steep hills. For international guests The nearest major airports are: London Gatwick (approx. 45–60 minutes by car) London Heathrow (approx. 1.5–2 hours by car) From Gatwick, guests can travel by train to Tunbridge Wells or Frant, or hire a car for the remainder of the journey. Other things to note Please note that completion of our Pre-Arrival Form and acceptance of our Terms & Conditions is required before arrival. Access details will be shared once this has been completed. The Farmhouse is located within the grounds of Bartley Mill Farm, in a peaceful rural setting. Parking is available directly outside the property for up to 4 cars, and full arrival details will be provided ahead of your stay. The pond and garden layout mean that the property is not suitable for very young children or non-swimmers, and we recommend that bookings are made accordingly. Children and dogs must be supervised at all times in both the garden and around the property. We kindly ask guests to respect the property, neighbouring guests, and surrounding area at all times, particularly in relation to noise.
