Wellness Chata Cep is a stylish South Bohemian family cottage in the Třeboň Protected Landscape Area, where the ubiquitous wood will surround you with a warm feeling of peace. We offer private accommodation for up to 8 people. It is half of a semi-detached house that offers its own wellness area with an Italian hot tub and a Finnish sauna, a covered outdoor seating area, a garden, a bicycle room and parking right next to the building. The space Smoking indoors is not permitted: Smoking is strictly prohibited throughout the interior of the cottage and apartments (including e-cigarettes and heated tobacco devices). Smoking is only allowed in outdoor areas. Drug use is not permitted: The use of any narcotic or psychotropic substances is strictly prohibited throughout the premises, i.e., inside the apartments and in all outdoor areas. Pets: For hygiene reasons and out of consideration for guests with allergies, stays with any pets are not allowed. Celebrations and parties: We respect neighborly coexistence, which is why our property is intended exclusively for relaxation and rest. We don't allow loud parties, bachelor parties, or other boisterous celebrations. Other things to note Operating rules and safety instructions 1. General obligations The Customer is obliged to prevent accidents and damage and to comply with the instructions of the Accommodation Provider and the operating instructions. They must ensure continuous, responsible supervision of the children. Report defects and damage to the Host immediately; do not repair them yourself. When leaving, they close the windows and doors and turn off the appliances. In winter, it is forbidden to ventilate for long periods of time. 2. Quiet hours and neighbors It is necessary to observe quiet hours from 10:00pm to 6:00am and to avoid excessive noise, music, or fireworks. 3. Smoking, open flames, animals Smoking inside the building is prohibited. Outside, ashtrays must be used, and cigarette butts must not be discarded. Open fires are only allowed where explicitly permitted. Pets are prohibited without the express consent of the Accommodation Provider. 4. Capacity, visits, events It is forbidden to exceed the maximum capacity of the Property. Visits and parties may only be held with the prior written consent of the Accommodation Provider. 5. Utilities and meters Electricity over 60 kWh/day is charged at 8 CZK/kWh according to the meter reading. The meters can be viewed during the handover/acceptance. 6. Wellness operations The use of the sauna and hot tub is prohibited in the event of medical contraindications and after consuming alcohol or other addictive substances. Children and persons with reduced self-sufficiency may only use the sauna and hot tub under the continuous supervision of an adult. The Customer is responsible for their actions as if they were his/her own. It is forbidden to add foreign substances (oils, foams, dyes). No glass is allowed in the wellness area. Violation of these rules may result in extraordinary cleaning and the charging of flat fees in accordance with the General Terms and Conditions. 7. Sports equipment and storage Sports equipment must be stored in the designated area (pergola), not inside the Building. 8. Valuables and money The accommodation provider does not provide safekeeping for valuables and is not responsible for their loss/theft within the legal limits. 9. Transportation and parking Parking is available in an unguarded, unattended parking lot. The Accommodation Provider is not liable for vehicles or items inside them. 10. Fire safety and OSH The customer is required to familiarize themselves with the escape routes and fire extinguishing equipment, and in the event of a fire, to call 150/112. It is prohibited to overload electrical circuits and use unapproved appliances. 11. Handover and cleaning Upon departure, the Customer is obliged to perform basic cleaning, i.e. take out the trash, wash the dishes, extinguish the fireplace/BBQ, close the windows, and turn off the lights. The Customer must report any damage or loss at check-out, and failure to report damage may result in a contractual penalty. 12. Disclaimer of Liability of the Accommodation Provider The Customer is obliged to fully comply with these Operating Rules, operating instructions, safety pictograms and the Accommodation Provider's instructions. Any use of the equipment in violation of them is the sole responsibility of the Customer. The Customer acknowledges that he/she uses the Property, its equipment, adjacent land and, in particular, the wellness facilities (sauna, hot tub, cooling, etc.) exclusively at his/her own risk. The customer is obliged to adapt his/her behavior to his/her state of health, physical condition and circumstances (weather conditions, wet surfaces, heat/cold, slippery terrain, etc.). The Accommodation Provider is not liable for damage caused by the actions of third parties (other guests, visitors, suppliers) or for services or activities not provided by the Accommodation Provider itself (e.g. external sports or experience services). The Accommodation Provider is not liable for damage caused by circumstances beyond its reasonable control, in particular outages of utilities (electricity, water, internet), malfunctions of equipment, weather phenomena, animals, insects, falling needles/leaves, etc., nor for restrictions on operation necessary to ensure safety or maintenance. The Customer is obliged to prevent damage and to report defects or hazardous situations immediately. Damage caused by the Customer's failure to report the defect in a timely manner shall be borne by the Customer. To the maximum extent permitted by law, the Accommodation Provider shall not be liable for any personal injury, property damage or non-pecuniary damage suffered by the Customer in causal connection with his/her own actions, omissions, negligence, breach of these Rules of Operation or instructions, improper use of facilities, unsuitable state of health, consumption of alcohol or other addictive substances, or the usual risks associated with the use of wellness facilities and staying in a natural environment. Nothing in this article excludes or limits the Accommodation Provider's liability to the extent that the law does not allow it (in particular, liability for damage caused intentionally or through gross negligence). To the extent permitted by law, the Accommodator's liability for property damage incurred by the Customer is limited to an amount corresponding to the price of the booked stay; this does not apply in cases where the law excludes such a limitation. The Customer hereby confirms that he/she has read this article before using the wellness facilities and equipment, has understood its content, and undertakes to ensure that all persons he/she admits to the Property or who are staying with him/her are also familiar with it.
