Other things to note No pets are allowed in the home. Violation of this rule will result in a non refundable $600 fine. No parties. As our guest we ask that you respect the neighbors and community by keeping all outside noise to a minimum. Although the pool and spa can be utilized at all times, quite hours are MANDATORY from 10pm-8am No Exceptions. Parties, events or any loud gatherings are NOT allowed and will result in forfeit of your deposit and vacate the property. Absolutely NO SMOKING inside the home is allowed. You may smoke outside, but any ashes or trash left behind will result in an minimal additional $150 cleaning fee. Pool and spa are both heated, but need to be requested at least 24 hrs to check in so it can be turned on. The heating fee is $100/ day. Guest assume all liabilities when accessing the pool and spa area. Tenant is exclusively responsible for pool safety for all tenants and invitees. No guest in excess of the number of paid guest are permitted overnight with permission of the owner. Violation will result in reservation being terminated and loss of deposit. Washer and Dryer only for long term guest. Surveillance cameras are installed and monitored on the property’s exterior and interior ONLY in the entry area. NO cameras are in the bedrooms or bathrooms. The cameras are in place to ensure the safety for everyone. For long term guest, Utilities combined will be capped at $500. Guest will be liable for all amounts in excess of $500. Landlord shall not be liable for injury or damage which may be sustained by the person or property of Tenant, invitees or any other person in or about the Premises from such damage or injury results from conditions arising upon the Premises or from other sources, except to the extent arising as a result of Landlord’s gross negligence or willful misconduct.
