Located in a village with countryside walks and a pub. Perfect for families & groups – sleeps 10, parking for 3 cars. Not a show home — but our real one, filled with stories, warmth, a hot tub under the stars, a few friendly chickens, and a cuddly cat. A real home, not a party pad. Celebrate respectfully, no rowdy events. The space Welcome to Damson Tree Cottage – A Delightfully unique Escape! Built in 1870 as the village blacksmith’s home, Damson Tree Cottage is a quirky mash-up of two cottages, creating a cozy, character-filled haven. With low ceilings, hidden nooks, and endless charm, this space is perfect for those who like a dash of the unexpected. This isn’t just a place to stay; it’s a place to explore. Located in Ansley Village, we're just 15-20 minutes from the Birmingham NEC, Coventry Ricoh Arena, Drayton Manor, and Birmingham Airport. Enjoy countryside walks, local pubs, and a charming village shop nearby. The Space: Spacious living room with comfy sofas, multi-fuel fire, and catch-up channels – the perfect place to unwind. The sofa bed is here for any extra guests! Dining area perfect for family meals, with a vinyl record player and portable speakers to set the mood. (additional table and chairs available for more guests) Boho Sunroom overlooking the garden, complete with board games, a spin bike. Bedrooms: Master bedroom: King-size bed, high-rise ceiling, wardrobe space, and an electric fireplace to keep things cozy. 2nd bedroom: twin beds, fresh linen, and towels. Oh, and it’s the prime spot to hear the chickens crow about their golden egg – nature's morning soundtrack! 3rd bedroom: Queen bed with fresh linens and the perfect spot to get lost in the artwork that fills the room. You’ll feel inspired and relaxed all at once. 4th bedroom (Snug/ 3rd bedroom): Twin beds, desk. (currently set up as a bedroom if yould like it back into an office space to work let me know) this room is downstairs. we do have a downstairs toilet also. 5th space. front room. sofa bed. (we do also provide an additional single fold out bed) Bathrooms: Master bathroom: with high-end bath products for the ultimate indulgence. Fully equipped kitchen with everything you need, including an air fryer. Our working garden is the perfect place to pick your own eggs from our fun-loving chickens. They may even tell you about their golden egg adventures! Garden area includes hot tub. seating area. BBQ 🕓 Early Check-In We totally get the excitement to start your getaway early — but we don’t offer free early check-ins. Please don’t book expecting to sneak in before check-in time. Every so often, we might be able to offer it for a fee (to help cover extra prep time), but only if we haven’t had guests staying the night before. 👶 Children We’re happy to welcome families — just a heads-up, though: this is our home, and it’s filled with lots of quirky treasures and breakables which little hands love to explore. We don’t have little ones ourselves, and that’s reflected in the décor. Please keep an eye on your kiddos at all times — We’ve recently had to replace a few too many things thanks to overenthusiastic little explorers. 💸 🐾 Pets unfortunately due to our resident cat we do not accept other pets. Planning a Special Occasion? Want to celebrate something special? We can add prosecco, wine, rose petals, party decorations, or a breakfast hamper for a small extra charge. Just give us a heads-up! Guest access Guests are welcome to use all of the cottage space as if it was their own home and garden space. We do not stay at the cottage when we have a booking 🏃 It is purely for guests booking. We charge per person to keep pricing fair for all groups, therefore please ensure that all guests staying at the property are correctly registered on the booking. This is our home and not somewhere you can bring additional people along without permission. Whether someone is sleeping over or simply using the facilities, every guest must be declared and paid for, as our pricing covers the use of amenities, cleaning, utilities, extra footfall, insurance requirements and the overall experience we provide. Any undisclosed guests will be treated as a breach of the booking terms and WILL and HAS resulted in the booking being cancelled without refund. We do have external security cameras, including a doorbell camera, and guest numbers are monitored. (due to unfortunately previous guests abusing our trust in this matter) This policy is in place to protect our guests, our property and ensure we remain compliant with our insurance requirements, so please be honest and accurate when making your booking. 1 bedroom is locked for personal belongings and is not listed on Airbnb as a space. Guests have own fridge. Please note this is not a party venue. This is our family home (so we have breakables). Each item in our home is handpicked with love. We ask guests to love and care for our home too 💘 We do welcome well behaved/civilised groups for get togethers and celebrations including hen parties. Please be mindful of our neighbours regarding noise and parking (they can get grumpy, and nobody enjoys that!).😬 Due to insurance purposes and it being an old cottage, We do not offer electric car charging facilities. Other things to note Kevin (aka Garfield) is the resident king of the house in a fur coat. Effortlessly charming, gloriously lazy, and convinced every human exists purely for cuddles and the ceremonial opening of his food tins. He’s wonderfully gentle with children and has a suspicious talent for converting even the most determined “I’m not a cat person” guests. Our chickens, on the other hand, are delightfully low-maintenance little ladies, happily getting on with their own routines without needing anything from you - just a quick check that their food and water are topped up (they do have a habit of knocking things over!). You’ll likely hear them announcing the morning, too. Kevin lives here full-time (this is his kingdom, after all! however he is not allowed in bedrooms), but he’ll be around during your stay. If you’re out and about or would rather not handle feeding duties, we’re very happy to arrange for a pet sitter or ourselves to pop by and take care of him and/ or the ladies—no problem at all..
