The house is located in a quiet hamlet with unobstructed views of the plain, close to the owners' residence but with a separate, enclosed garden. Access via the A77 motorway, 10 km from Montargis and Ferrières, in the heart of the Gâtinais region, offering many day trips. GROUND FLOOR: living room, lounge area, and open-plan fitted kitchen, two bedrooms (one bedroom with two 90x190cm beds and one bedroom with a 140x190cm bed), bathroom (walk-in shower, sink), and separate toilet. UPPER FLOOR: mezzanine area with study, two bedrooms (one double bed, two single beds), bathroom, and separate toilet. Outside, you'll enjoy an enclosed garden with a private terrace and garden furniture, a barbecue, and a children's swing. Parking is available on the property (access via a gate). 3 adult bicycles are available for the owner's use. Electricity and heating are included. Linens are provided and beds are made upon arrival.
