Wisteria Studio: rural retreat with private patio

A tranquil self contained retreat, with private fenced patio, tucked away in the Surrey countryside near to great country pubs. Located away from main roads, in easy reach of walking & cycling paths. This is the ideal place for anyone wishing to escape their busy life and take time to relax. Walking distance from Frensham Ponds & adjacent National Trust areas, and near the wedding venues Cain Manor & Millbridge Court. Very close to popular filming locations. Free parking & bike storage + WiFi. The space The building: a spacious two story studio accessed from a secure drive with private fenced patio. Downstairs there is a bathroom, kitchenette, and small sitting room; and upstairs consists of one spacious open plan studio room which serves as a bedroom/ living area. There is full central heating to keep you warm and cosy in winter months. (Unfortunately there is NOT air conditioning.) Sleeping arrangements: flexible accommodation allows up to four guests sleeping in one double bed; a double futon; and one single bed. Please note all beds are upstairs in one studio room. Please let us know your preferred configuration of beds as we are happy to make them up in whichever way suits your needs. Outdoor space: there is a small fenced private patio for your exclusive use, which has garden views and is tucked away adjacent to fields. There is an outdoor table, chairs, sofa and parasol, plus a small enclosed patch of grass which is ideal for dogs to use. Cooking facilities: the kitchenette has fridge, kettle, coffee machine, microwave and toaster. Unfortunately there is NO OVEN or hob. It has everything you need to prepare a snack or light breakfast but not for cooking a full meal (but we are near to great pubs, and a short drive to restaurants and cafes plus a local farm shop for meals out). Parking: we have private parking for four cars and covered parking for one car, or for bikes. Things to do: there is plenty to do in the local area and you will find a full guide book listing local activities, places of interest, restaurants, pubs and cafes in the studio. There are footpaths accessible direct from the door for long country walks. Local attractions include the extensive National Trust areas, Frensham Ponds, Hankley Common, The Sculpture Park, Birdworld, and Hindhead Golf Club to name just a few. We are happy to help with walking routes and with further activity suggestions if you need assistance. WIFI: the Wi-Fi has been upgraded (March 2026) and verified by Airbnb. We now have a good service (so don’t let reviews written before March 2026 stating there was no service put you off!) Note: there is a DVD player and a selection of DVDs in the sitting room, so you have an option to watch films and TV shows this old fashioned way! We also offer a few toys and books and can provide more if requested. Stairs: the bedroom is accessed via a steep staircase so sadly it is not suitable for those with restricted mobility. Children should be watched at all times on the stairs, please. We would suggest that due to the stairs the studio is not suitable for toddlers. Groups: The maximum number of guests is four. The studio is comfortable for three adults and one child. We are afraid we cannot accommodate extra guests, nor can we allow gatherings or parties. Guest access The property is located in a private drive accessed via an electric gate. Secure open air and covered parking is available. Solar lights illuminate the entrance to the studio and the patio area. You will have access to a private fenced patio but not to the main house garden. Please note the quiet hours are between 11pm and 6am when we request noise is kept to a minimum. Other things to note There is one friendly dog living on site who may come and say hello. Please let us know if you do not like dogs and we will keep her inside. We are happy to welcome infants and children over three years but suggest our property is not suitable for toddlers. You will have access to a private fenced patio area, plus a patch of grass for dogs, however you will not have access to the main house garden. We will respect your privacy whilst you are staying, please may we ask that you respect the privacy of the host’s family areas. Thank you so much.
