Welcome to our beautiful family home set in 15 acres of meadows in the Suffolk countryside. Managed for wildlife and a short drive from the beautiful east coast of Suffolk, this really is a rural haven. The space An abundance of wildlife including roe deer, fox, kingfisher, egret, barn owl and if youre really lucky, even otter all sighted here. Sit in bed or on the sofa and watch nature unfold across the meadows. Sleeps 8 in 4 beds. See below if additional persons required. Where you'll stay... Cosy living room with 2 large sofas and woodburner -1 large master with double aspect views over the gardens and meadows with a king bed. -A small very beautiful bathroom with freestanding bath, sink and toilet adjacent to main bedroom. This bath has such amazing views you wont want to get out. (First floor) 2 x large bedrooms with double beds. Find the hidden secret which connects these rooms...think narnia! (First floor) 1 x King size bed in a light airy ground floor bedroom. Large family bathroom with rolltop bath, separate shower and toilet (first floor). 1 x Utility- great for muddy boots and coats. This leads out onto a small fully fenced area so is good for children to keep away from the unfenced moat. It is the only fenced area. 1 x kitchen with large dining table (seats 10 easily) and french doors straight out to gardens, moat and wider meadows. Butler sink, range cooker, microwave, fridge and freezer. 1 x playroom/second living space with toys, books, sofa and tv. Downstairs toilet. Whilst we have 4 beds for 8 people, there is space within all the bedrooms for a travel cot/roll mat. If guests would like to bring 1 or 2 additional infants and are able/willing to provide their own travel cot and bedding/towels, please get in touch to arrange this at no extra cost. We do not allow additional guests without prior arrangement. Places to visit The lovely market town of Halesworth with great cafes, park, millenium green (the largest in the UK) and The Cut Arts Centre is only a 5 min drive away. A short drive to the incredible Suffolk coast including easy access to stunning Southwold, Walberswick, Thorpeness, Covehithe, Dunwich and Aldeburgh. Thoringdon outdoor theatre. Set in the woodland this really is a 'not to be missed', truly magical experience. Snape Maltings with its world famous concert hall, shops, galleries and cafes. RSPB Minsmere with its hides and varied habitats. The River Waveney for kayaking and canoeing. Great base for Latitude Festival only a few miles away. Vibrant Norwich only 40 minutes away with its famous market, castle, Sainsburys Art Centre and National Writing Centre. Things to note We manage the house and land for wildlife and therefore unfortunately do not allow dogs with the exception of assistance dogs. There is plenty of parking for several cars. You are free to roam the meadows and there is an enclosed area for children to play however there is deep open unfenced water in the form of a moat around 3 sides of the house. Any bookings with children are therefore at your own risk and accompanying adults are fully responsible for their welfare and supervision. We do not allow hen or stag dos or groups of all under 30s. Accessibility...This is an old house with steps up and down between rooms and indoor/outdoor. There are unlevel thresholds and a gravel driveway. There is a toilet and bedroom on the ground floor but no shower or bath and there are single steps up into the bedroom, utility and toilet. The doorways are narrow and in places low. There is a small narrow winding staircase and a straight easier one up to the first floor. We welcome any questions you might have. It really is beautiful and you won't want to leave. We look forward to welcoming you. Guest access Guests have use of 3 first floor bedrooms, 1 ground floor bedroom. Snug, kitchen, playroom and utility as well as wider grounds. There is one locked groundfloor room for private storage use only and the third floor attic space is also locked for storage/cleaning/maintenence use only. You will have sole use of the property whilst there. Other things to note This is a truly magical place.
