Not pet friendly Where you will sleep: Bedroom 1 (master on main level): 1 King Bed, 1 Twin bed and adjoining bathroom Bedroom 2 (top level): 1 Queen Bed, 1 Full Bed Bedroom 3 (top level): 1 Queen Bed, 1 Twin Bed Full shared bathroom on top level Bedroom 4 (master in basement level): 1 King Bed, 1 Twin Bed with adjoining bathroom Bedroom 5 (basement level): 1 Twin over Full Bunk Bed Half bath located behind the kitchen on main level HOME HIGHLIGHTS: Smart TV in main living room and master bedroom (be sure to bring your own streaming apps log in), LOTS of outdoor seating on both decks, front porch and firepit area, Foosball Table and Ping Pong Table in basement. Numerous other board / card games available as well. KITCHEN: The kitchen is fully stocked with all kitchen basics as well as a crockpot, blender, hand mixer and toaster. We also provide you with dishwasher tablets, dish soap, hand soap and multi purpose cleaner. GENERAL: Free Wi Fi, washer/dryer, central heating & AC, hair dryer, linens/towels, iron/board, extra blankets. PAPER PRODUCTS: We do provide you with toilet tissue, paper towels, trash bags and zip loc bags. I try to leave enough of all based on the number of guests / length of stay. PARKING: Driveway and at the top of the driveway (note: please make sure you are not blocking the roadway when parking at the top of the driveway. There is plenty of room to be out of the roadway). COMMUNITY AMENITIES: Outdoor pool (not heated) located on Dogwood Dr can be used at a fee of $4 per day (paid on site). Base rate is for up to 10 guests. There is an additional charge of $10 per person per night for each additional guest up to a maximum of 15 total guests. Guest access You will have access to the entire home. There is also a pathway behind the home that leads to the lake where you can swim, fish and relax! Other things to note I want you to enjoy your stay and I strive to make it as stress free as possible. Please note: Our lakefront home is nestled in a natural setting, surrounded by trees, water, and wildlife. While we take every precaution to keep the home clean and comfortable, you may occasionally encounter bugs or insects – part of the charm of staying close to nature. If you're seeking a peaceful retreat with fresh air and the sounds of the outdoors, you'll love it here! Just keep in mind that nature comes with some little visitors now and then. We ask that you respect and treat our property as your home away from home. We understand that things can and do happen from time to time, if there are any incidents or something gets damaged, please notify me right away so that I can take proper steps to repair as soon as possible. Thank you for respecting our "No Smoking", "No Pets" and "No Parties or Large Events/Gatherings" policy so we can keep the home in the best condition possible for our guests. If any of these rules are broken a $500 fine will be assessed. This property is located in peaceful Lost Bridge Village. Please be courteous to neighbors and the community as a whole. We want your stay to be a fun and memorable experience! No loud music and be mindful of speed limits (25 mph) throughout the community. Complaints of such are handled through the Benton County Sheriff's Office. The US Army Corp of Engineers does not allow the rental of private docks on Beaver Lake. This home does NOT have a private dock. Lost Bridge Marina is approximately 5 minutes away and they do have overnight slip rentals. Other things to note Your rental comes with up to $1500 of damage insurance protection: Waivo™ Security Deposit Waiver If You have purchased a Waivo™ Security Deposit Waiver, then the following terms and conditions are now part of Your vacation rental property lease agreement. I. AGREEMENT A. On behalf of Beaver Lake Vacation Rentals, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $1,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. B. Waivo is hereby responsible for theft or damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $1,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities. C. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II. EXCLUSIONS A. This Security Deposit Waiver will not pay for damages or theft resulting from: 1. Acts of god 2. Prior damage, or normal wear and tear 3. Theft without a valid police report 4. Loss of use of the vacation rental property 5. Rodent, termite, bed bug, infestation, animal, or pet damage 6. Damage to a motorized vehicle 7. Fine art or collectibles B. This Waiver will not pay for damage or theft of property owned by You. C. This Waiver will not pay for costs associated with odor, debris removal, mechanical breakdown. III. CONDITIONS A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. B. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value. C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. A stain or spillage is considered damage. D. This Waiver is only effective for a one-time single continuous stay for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. E. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 3 days of Your departure from the vacation rental property. F. Waivo will not respond to damage or theft under $50 US dollars. G. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
