It specifies the rights and obligations of guests as well as the penalties for non-compliance. 1. 🚭 No smoking and odors 1.1 Prohibition Smoking or vaping is strictly forbidden inside the accommodation, including at windows, on balconies and in common areas. Candles, incense and any device producing a persistent odor are also prohibited. 1.2 Penalties Any violation will be reported to Airbnb. A minimum fixed fine of €500 will be applied, in addition to the actual costs of cleaning, deodorizing or replacing the linen. 1.3 Evidence Before and after photos/videos Maintenance staff report Quotes and invoices from service providers 2. 🤫 Respect for the neighborhood 2.1 Obligations Silence and strict respect for neighbors are mandatory between 10:00 p.m. and 8:00 a.m. No noise, loud music or gatherings are allowed during this time slot. 2.2 Violations Noise pollution, unauthorized gatherings or disruptive behavior = serious violation. Reporting to Airbnb may result in immediate termination of the stay. 2.3 Evidence Photos, videos, testimonials, reports. 3. 👥 Number of guests and visitors 3.1 Authorization Only the people registered in the reservation are allowed. 3.2 Offense Any undeclared person = unauthorized guest. Reporting to Airbnb, with the possibility of termination or compensation. 3.3 Indicative amounts Additional fee if defined in the listing. Otherwise, compensation from €20/person. 3.4 Evidence Photos, videos, testimonials. 4. 🧼 Damage and maintenance 4.1 Condition of the accommodation The property must be returned in the condition found at check-in. 4.2 Damages Any damage, burns, stains or misuse will be reported to Airbnb. 4.3 Indicative amounts Unrecoverable linen: €50/set Other damages: actual estimate. 4.4 Evidence Photos, videos, quotes, invoices. 5. 🧯 Security and surveillance 5.1 Detectors Smoke detectors must remain functional. Any alteration = serious violation. 5.2 Surveillance External cameras only. No surveillance in private areas. 5.3 Prohibited activities Candles, indoor barbecue, unauthorized appliances. Reporting to Airbnb and possible penalties. 6. 🕒 Check-in and check-out 6.1 Standard hours Check-in: from 5 p.m. to 7 p.m. Check-out: before 10 a.m. 6.2 Check-in after 7 p.m. without prior agreement If the guest does not inform the host and obtain prior agreement: The property reserves the right to refuse access to the accommodation, ❗ Even in case of self check-in (by key or access code), Airbnb may be contacted to request the cancellation of the reservation and the possible withholding of payment, in accordance with the policies in force for serious violation.
