Custom designed for families, groups or couples to enjoy together, with private bedroom/bathroom spaces and sun-drenched central living areas to share meals, drinks and activities. Positioned up high on stumps alongside the banks of the Avon River, with views across treetops and nearby hills from almost every room in the house. The main living area features a conversation-pit style couch with sweeping views out through the large glass sliding doors and is airconditioned and heated for your comfort. The central open plan kitchen shares views out over the deck and pool and is fully equipped to prepare a delicious meal that can be shared around the generous kitchen island bench, at the large inside dining table, or outside under the sky. Just off the main living area is a separate rumpus room with large comfortable couch and bean bags, ideal for movie nights or just as a private space away from the main living area. Little and big kids alike will love the two-player retro arcade table with 60 nostalgic games free to play. Three bedrooms feature queen beds, stylish headboards, reading lights, wardrobes, luggage bench, reverse-cycle air-conditioning/heating and ceiling fans and all have large windows framing elevated views to nature. One of the bedrooms has an ensuite and the other two bedrooms have separate bathrooms located just outside the door. The fourth bedroom has two sets of bunks (90kg limits apply), sleeping four people in airconditioned or heated comfort, each with their own reading light and book/toy storage caddy. There is a soft round playmat and some toys, great for kids needing their own imaginative play space. Step outside from the living area to the large deck and relax into lounges in the undercover alfresco area, barbeque, or share a meal under the stars. The freshwater pool is accessed directly from the raised deck, and its above-ground design creates a unique feeling of swimming immersed in nature amongst incredible views. Walking down the rear stairs from the deck area, you can head to a six-person infrared barrel sauna and enjoy the rejuvenation benefits of full spectrum sauna heat and lights. Continue walking down to the rear of the backyard to a clearing where a firepit is located in winter, perfect for toasted marshmallows and rustic cooking adjacent to the riverside trees. There is a wide designated walking trail along the river accessible from the backyard, and a stroll into town for a morning coffee, pub lunch or bakery treats takes about 20 mins. Guest access The entire property is yours to enjoy. Other things to note Toodyay is a gorgeous regional location with a vibrant main street and a busy calendar of tourist events. The drive into town from the house takes 5 minutes. As the house is in the bush, be aware nature and its animals will be more prevalent especially at certain times of the year. We recommend keeping flyscreens closed at all times and some nights to close doors and windows at dusk. The house operates on rainwater, which is UV and triple filtered, so please be water wise. Our family thinks the water quality is far better than Perth! A septic tank system is used for wastewater so please do not flush anything other than toilet paper down the toilet. The house rules include: - No parties, gatherings or antisocial behaviours tolerated - be respectful of our neighbors - Low noise (quiet) time is 10pm - 7am - Fires are strictly prohibited between 1 October and 30 April - Be bushfire and flood aware - check the Emergency WA app/website before and during your stay for any emergency events. In the rare case that evacuation is required, unused nights will be refunded. - Use the pool, sauna and other facilities at your own risk and supervise children at all times - Maximum 10 guests - Unfortunately, no pets allowed - Use the allocated on-site parking bays - Please do not walk underneath the house.
