The home features open-plan living, a fully equipped kitchen, Wi-Fi, air conditioning, and a covered outdoor area where you can relax and take in the water views. It's also just a short drive to local beaches, shops, cafes and popular attractions. For safety and privacy, temporary fencing is installed along the left-hand side boundary of the property. Guests must not move or interfere with the fencing. By booking, guests acknowledge its presence and accept that the host is not liable for any loss, damage, or injury resulting from misuse. ✪ Local bus services operate through Koolewong and Woy Woy, with bus stops conveniently located along Brisbane Water Drive. No exceptions can be made beyond what the policy allows. • The host is not responsible for unused nights or disruptions due to illness, delayed flights, travel bans, or other events beyond our control. • We strongly recommend travel insurance to protect your booking in the event of any unexpected changes or disruptions. LIABILITY • The host accepts no responsibility for loss, theft, or damage to your personal belongings. • The host is not liable for any injury or accident that may occur in or around the property during your stay. GUEST REQUIREMENTS • You must be 23 years or older to book this listing. • Your introductory message must be truthful. • The maximum number of guests is the number stated in your reservation—no unregistered or external visitors are allowed at any time. • Only one key is provided per stay. If this will be an issue, we recommend choosing a different listing. • You are fully responsible for your own safety and the safety of anyone in your group during your stay. • Please respect the neighbours, especially in shared areas like hallways and entryways. • Treat the home and its belongings with care, as if they were your own. CHECK-IN / CHECK-OUT • Check-in: Anytime after 2:00 PM • Check-out: Strictly before 10:00 AM • Early check-in and late check-out may be possible only if there is no other booking on the same day. • We do not provide on-site luggage storage. DURING YOUR STAY To ensure the property stays clean and enjoyable for all guests: • We provide one towel per guest. We do not supply extra towels, hand towels, or tea towels, even for long stays. • Do not rearrange the furniture, except when unfolding the sofa bed. • No food or drinks are allowed in the bedroom. STRICTLY PROHIBITED – FEES APPLY To maintain a safe and respectful environment, the following are strictly prohibited: • No smoking indoors or on balconies. Breach Fee: AUD $500 • No pets are allowed. Breach Fee: AUD $500 • No parties or events. Breach Fee: AUD $500 and possible eviction without refund. • Quiet hours begin at 10:00 PM and ends at 7:00 AM. Excessive noise or disruption may result in termination of your stay. DAMAGES, LOST KEYS, AND LOCKBOX • Please report any existing damage at check-in with photos from multiple angles. • You are responsible for any damage caused during your stay. • If anything is accidentally broken, please notify us right away. • Lost keys will require a full lock replacement, which may cost over AUD $700. Please be careful with the keys and lockbox. BUILDING ACCESS – FIRE INSPECTIONS • Fire inspections are legally mandated and occur twice a year on a weekday morning. • If your stay coincides with one, we must allow the inspector access. • All guests must accept this as a possibility and cooperate fully if notified. IMPORTANT DISCLAIMERS • Construction work may occur nearby. We are not notified in advance and cannot control or compensate for this. • Rarely, there may be building-wide or street-wide outages (e.g. power, water). These are outside our control and not eligible for refunds. • Failure to comply with these house rules may result in immediate booking cancellation and eviction, without refund.
