It offers direct access to the shared swimming pool of approximately 50 sqm, with a deck, patio, garden, BBQ, and outdoor dining area. The space We welcome you to our bright and cool 88-square-meter ground-floor apartment in beautiful Rovies, Evia, ideal for a relaxing vacation by the Evia Gulf, just a few steps from the sea and with access to a pool and garden. Here, you can enjoy your breakfast in the outdoor dining area, swim in the sea or in the pool, grill on the BBQ, and let the kids play in the garden. In the afternoon, you can relax by the pool with a drink, enjoying the beautiful sunset over the sea. The house is part of an elegant complex of two buildings connected by a central atrium, which houses a total of three independent apartments. A first-floor apartment with a similar layout and an additional patio is also available for short-term rental in the same building. It is possible to book both apartments together for larger groups or families who want to spend their vacation together. The interior features an open-plan kitchen, dining area, and living room. It is a functional and welcoming space with plenty of natural light and large openings to the garden, the pool, and the sea. The kitchen features a two-burner stove in a separate unit with a small oven, covering basic meal-preparation needs. The apartment comfortably sleeps up to four people, and an extra bed can be added in the living room area upon request. It has one double bedroom and one twin bedroom. A baby cot, high chair, and baby bath seat are also provided upon request. The bathroom is small and functional, with a walk-in shower (wet bathroom), a toilet, and a sink. All windows have screens and fast WiFi is provided in all areas. A special feature of the residence is the shared outdoor area. The approximately 50-square-meter pool, with sunbeds and seating areas, offers moments of relaxation at all times of the day. The garden and BBQ area create a pleasant environment for dining and relaxing. During the summer months, two large mulberry trees provide natural shade and coolness, and there is also a play area for young guests. In an outdoor, separate area, there is a shared washing machine for the convenience of guests. The area offers tranquility and beautiful sea views, while at the same time it is only a 5–10-minute drive from the picturesque villages of Rovia and Limni, Evia, where you will find tavernas, cafés, and shops for your daily shopping. The property is an ideal base for exploring Northern Evia and discovering the area's beaches, natural landscapes, and small coastal villages. Guest access Guests have exclusive use of the first-floor apartment and shared access to the first-floor patio, the pool, the garden, and the BBQ area. The pool and outdoor areas are shared with the ground-floor apartment, as well as with the adjacent residence (second building, ground floor and first floor). A shared washing machine is available in an enclosed outdoor area, as well as a parking lot within the plot. Other things to note Use of the Pool • The pool is open daily from 09:00 to 21:00. • During quiet hours (15:00–17:00), use is permitted with respect and without noise. • The use of the pool is at the personal responsibility of the guests. • Children must be constantly supervised by an adult, who bears full responsibility for their safety. • Upon arrival, a pool use form must be signed for safety reasons. • There is no unusual presence of mosquitoes in the swimming pool area. However, as is generally the case outdoors, those who are particularly sensitive may want to bring mosquito repellent with them. Kitchen • In the kitchen, there is a small electric oven suitable for simple meals. Bathroom • The bathroom is functional and has a hand-held shower without a separate stall, so part of the space may get wet during showering.
