Shobrooke Mill Cob Barn

Shobrooke Mill Cob Barn is a peaceful and quintessential English country retreat - a converted former threshing barn nestled in the breathtaking surrounding countryside. Just a 15 minute drive to Exeter city centre and 30 minutes to the closest beach. A local train station with routes from north to south Devon is within a mile. There is an extensive network of footpaths from the front gate along the famous Tarka Trail with some superb country pubs on the way, including the Beer Engine. The space Shobrooke Mill Cob Barn is situated within our own land with woods, streams and an orchard which guests are welcome to explore. There is a paved area to the front of the property which has a grass area with shade from a large willow tree. To the rear of the property there is a large courtyard, opposite which is Shobrooke Mill and to the right another two bedroom holiday cottage (The Piggery). There is a paddock which has a stream running around it, weeping willows and a tree house. There are sometimes horses and sheep in this field who love to say hello. Parking for 4 cars is available opposite the house in our orchard yard, you can park temporarily right outside the house to unload. Enter the house from the front door into the open plan kitchen / dining room with a WC to the left. There is a full kitchen complete with double ovens, 1 ½ belfast sink, integrated dishwasher, under counter fridge and wine cooler. There is a four ring induction hob built into the stone worktop on a large island. A bespoke wooden table seats up to 12 people and there is a small sofa near a large window. There is also a smart TV mounted on the wall, a double American fridge / freezer and cupboard with washing machine and cleaning equipment. Up two stairs is the living room, with double corner sofas, large screen Smart TV and coffee tables. In the large light windows there is a table football table and two springer armchairs perfect for sitting with a good book. From the bespoke wooden stairs in the entrance way, you can make your way upstairs to the landing which to the left is the master bedroom (one) with kingsize bed and en suite shower. A twin room with two single beds (six) and a king bedroom (five) are on this side of the house. There is a full bathroom with a bath and shower over the top, and another kingsize bedroom (four). Step up into a small landing where there are two kingsize bedrooms (two and three) and another full shower room. These rooms can be closed at the landing which is perfect if you would like a quieter sleeping area or to have individual space for a family. All rooms have windows looking over the courtyard or to the front of the house and are furnished with drawers, bedside tables and lamps. There is a writing desk with a captain's chair beneath the skylight which provides a quiet workspace. There is plenty of space to explore including an orchard, stream and several public footpaths. To the left of the paddock which is surrounded by a stream, there is a fenced off area with a patio and small lawn. There are benches and a barbecue. If more space is needed for ball games or running around then the paddock can be used, although there may also be a sheep or two playing along too! Family pets are very welcome, although please do let us know beforehand. Whilst the house is perfect for large family get-togethers and events including anniversaries, birthday celebrations etc but expect guests to be considerate later on in the evening.
