Located on the first floor with elevator access and adjacent to Toscana 2bis, the apartment blends original architectural elements with a youthful and confident aesthetic, carefully curated yet warmly welcoming. The space From the moment you enter, there is a clear balance between history and modern design. The original cementine floors, with their distinctive hexagonal geometries, bring warmth and personality to the space, while clean lines, soft grey tones and carefully selected artwork create a fresh and distinctive identity. The red SMEG refrigerator becomes an iconic, almost scenographic feature, interacting beautifully with the blue geometric wallpaper and the neutral palette of the furnishings, adding character without compromising the overall elegance. The apartment consists of a master bedroom and a bright living area with kitchen and dining space. The bedroom offers an intimate and relaxing retreat, featuring a comfortable double bed, thoughtfully designed lighting, a spacious wardrobe and a large Smart TV. The color palette is understated and refined, enriched by textured fabrics and contemporary details that enhance comfort without excess. The living area has been designed to adapt seamlessly to different moments of the day. The double Murphy bed effortlessly transforms into a comfortable sofa, allowing the apartment to accommodate up to four guests while maintaining visual harmony and generous living space. The bathroom is modern and essential in style, featuring a spacious walk-in shower and refined finishes that echo the apartment’s contemporary character. Independent air conditioning and air heating provide comfort throughout every season, while high-speed Wi-Fi and Smart TVs allow guests to connect to their preferred streaming services. One of the highlights of Via Toscana 42 remains the shared condominium rooftop, available to all guests of the building. This terrace offers a small retreat suspended in the heart of the city, with water, coffee, tea and blankets provided for moments of relaxation. The rooftop terrace is a shared space with the other residents, open daily from 8:00 am to 11:00 pm. It serves as an open-air extension of the apartment for relaxation and social moments, while respecting opening hours and quiet times. Access may be temporarily suspended by the building manager if necessary. The apartment is located in the Sallustiano district, an area historically linked to Rome’s Dolce Vita and still characterized today by an elegant yet authentic atmosphere. Within a few minutes’ walk you can reach the Spanish Steps, Villa Borghese, Via Veneto and Termini Station, while Barberini metro station provides easy access to the rest of the city. Surrounded by embassies, neighborhood cafés and restaurants frequented by locals, the setting is central yet discreet, away from mass tourism. Guest access The guests can access to the entire apartment described. The Common Roof Terrace is shared with the other neighbors of the building. It's open all day from 8 am to 11 pm. Roof terraces were historically thought of as social spaces, and this building has brought back a long-standing tradition of using them as places for meeting other residents. While they were usually accessed to hang one laundry or to have cookouts, now they’re mostly an extension of one’s apartment, and in this particular case this becomes an extra living room, just… in the open! This explains why certain rules have to be observed: opening times, for instance, refraining from making excessive noise, and respecting quiet hours and the building’s residents. Other things to note Every time a guest checks out, this apartment is thoroughly cleaned and scrubbed, ventilated and disinfected in all its areas according to the instructions of the Italian Health Department. The sheets and bedspreads (replaced at each check-in) are washed in high temperatures by specialized personnel. Cleaning products with 70% alcohol are used. Standard check-in from 3 to 9 pm. Check-ins after 21:00 (9:00 pm) can be arranged for an additional cost of €50, to be paid in cash upon arrival. Check-out within 10:00 am. This apartment is thoroughly cleaned, aired, and sanitized in all its parts according to the instructions of the Ministry of Health. Sheets and bedspreads (changed for each guest) are washed at high temperatures by specialized companies. Cleaning products containing 70% alcohol are used. Upon request, for an additional fee, we can arrange transfers to/from airports, train stations, and the Port of Civitavecchia. More information will be available after booking.
