Idyllic garden studio in the middle of Freising

Perfect, quiet courtyard location in the middle of the picturesque old town and conveniently located to all relevant Freising destinations such as the train station, Munich Airport, Freising Clinic, TUM, KDH Education Center, Marien-Dom and many other sights. The lovingly designed studio is surrounded by culture, shops and restaurants, while at the same time offering a private retreat in the tranquil courtyard garden. Please also read the following information about the accommodation❤️ The space The large windows facing the garden create a light-filled environment with a feel-good atmosphere. In summer, the courtyard offers you a sun lounger and bistro furniture, and in winter, it provides atmospheric Christmas lighting. Due to the open layout and the bed width of 140 cm, the studio is best suited for solo travelers or couples for a short stay. (On request, you can also use the folding couch or a children's travel bed). Countless restaurants for every taste are in the immediate vicinity. The mini kitchenette is NOT suitable for cooking, but it does offer you a coffee maker, kettle, minibar refrigerator, toaster, egg cooker, a baking option (convection fryer) and other useful kitchen utensils. The 3-way faucet provides filtered drinking water. The living room is equipped with comfortable underfloor heating and the toilet has a bidet hand shower. Please note that there is NO separate bathroom, but a shower room and a sink in the kitchenette. (Unfortunately, I cannot specify this in the specified equipment features). Location: The studio is located about 10 minutes' walk from the train station as well as the Freising Clinic. The Weihenstephan/TUM campus can be reached in about 5-10 minutes by bike or car. Marien-Dom, the Diocesan Museum, Kardinal-Döpfner-Bildungszentrum, Marienplatz, the town hall, Asamtheater, Heimatmuseum, and Volkshochschule are within walking distance in the immediate vicinity. The nearest highway A92 or federal highway B301 is about 10 minutes away by car, Munich Airport MUC can be reached in about 15 minutes by car or about 20 minutes by bus. Munich city center can be reached in about 40 minutes by S-Bahn or car. The Munich trade fair can be reached in about 35 minutes by car. Various bus stops in Feisingen's old town are within a 2-5 minute walk. Bus line 635 runs from the train station to the airport every 10 minutes. The local recreational areas on Isar and Stadtmoosach offer relaxing walking, jogging and cycling trails. By bike you can also easily reach the Freising swimming pool "Fresh" with beautiful sauna area as well as other destinations in the surrounding area. In about 30 minutes by car, you can reach Therme Erding or the beautiful Lower Bavarian town of Landshut. Guest access Access to the garden and studio is via the rear adjacent property, on which there is a right of way, but please NEVER PARK THERE! After prior arrangement in good time (!!), if available and if your vehicle is suitable for the limited access, there is a parking space in my garden at an additional cost of €10 per booking day. IMPORTANT: For organizational reasons, please contact me in advance in any case! You enter the studio directly from the garden. The courtyard is free for you to use and offers a sun lounger, garden bench and bistro set in summer as well as atmospheric Christmas lighting in winter. The main building is not accessible to guests. Other things to note Please note: Overall, the property is in the process of being renovated. Various things in the entire complex and in the garden are therefore not perfect. The access via the neighboring property is not visually representative. However, the Fischergasse is very pretty overall and offers you a fantastic breakfast café with its own coffee roastery. In the courtyard there is a hazel tree that can be problematic for allergy sufferers at the beginning of spring. Acoustics: Normal city life will penetrate acoustically from time to time, but there is no direct traffic noise. The airport is rarely noticeable due to the protective Domberg. The studio is adjacent to the storage room of a retail space, the use of which may be audible from time to time. Families with children and pets live in the immediate vicinity as in a residential area. In particular, the cathedral bells are present in the city center during the day (they do not ring at night). You will hear many birds chirping in the garden, especially in the morning during the season. Privacy: The courtyard is occasionally used as a back entrance from the main building, but no one will be there while you are staying. Sometimes necessary gardening is carried out. There may be cat visitors, as two cats belong to the host’s household (please do not feed them). Overall, the location is mostly quiet and peaceful.
