We also let guests swap there booking , to another one of our 6 other kinsale properties , if there new dates are not available at the property they first booked with. We allow hen weekends Please declare before booking if it is for a stag weekend. We do not allow outside music at this property as are neighbours are nearby Please enter the correct amount of guests staying when booking , so that adequate beds, bed linen, towels are left out for all guests, the cost of the property is based on how many guests are staying and this is checked at check in to make sure it’s correct at all our properties. Anyone found having extra guests on the grounds of the property will be asked to leave immediately and no refunds will be given. Day guests are charged at the same price as guests staying the night which is €50 a day. The extra single beds are only put into the property when there is more than 16 guests staying. This properties check in and check out times are better than nearly every other property in Kinsale. You must be 25 years of age or older to hire this property, which will be checked on arrival if need be. NO PETS ARE ALLOWED OF ANY KIND We can arrange to sleep 25 guests , when booking it will only let you book for 16 guests, the extra charge per guest above 16 is €50 per person per night and extra beds will be arranged to be bought in, adults and children are charged the same, under 2s are not charged for but proof of age maybe checked on arrival if needed. The entire house is yours , no one else will be sharing it with you. The property is 3700 sqft set on 1.4 acres , with a small stream which runs through it to the side of the property, bring your wellies as you can walk from the top to the bottom of this natural stream and the kids will love jumping around in it, a lovely setting. The house was interior designed and the furniture imported from “Oka furniture store” in Chelsea , U.K There are 2 cots and 1 feeding chair in the property for you to use. 2 of the bedrooms and 1 of the bathrooms are on the ground floor so no stairs is needed to access these rooms. There’s a very large natural stream ( not deep though ) which runs the whole length of the property and back down into the river below , with 2 areas of seating next to it where you can relax, make sure you tell the kids to bring there wellies. All guests are advised to take out travel insurance , incase you need to cancel your booking for unseen reasons , guests pull out and don’t want to stay ,or for damages done at the property during your stay , this is optional of course and is down to the person making the booking to me and this decision. We have an agreement with our neighbours that the outside gazebo and children’s facilities won’t be used past 10pm for noise reasons , please can you keep to this and respect our neighbours. There is a damage deposit of €300 to be paid 1 week before arrival, this is released on departure as soon as the cleaner has checked the property on departure. Where early check in is available we charge €50 per hour Please note the gardener may visit during your stay to maintain the grounds of the property.
