Guest access 24-hour access via a secure key box for convenience. Guests have access to the entire house. The front and backyard are shared/common areas, though guests will have privacy for most of their stay. Hosts may access these areas as needed for upkeep, maintenance, or essential tasks. Wedding ceremonies, bridal pick-ups, tea ceremonies, gatherings, or any events, including daytime functions, are not allowed. As the home is in a residential area, excessive noise or disruptive behaviour may result in police or council involvement under NSW law. Breaches of your booking terms and house rules may lead to immediate eviction without refund. You may also be subject to penalties under the NSW Short Term Rental Code of Conduct and local council requirements. Please respect our neighbours and keep noise to a minimum between 9 pm and 8 am. Running a business, providing services, or producing commercial photo or video content on the property is strictly prohibited. CHECK-IN & CHECK-OUT Early check-ins and late check-outs are not available, as our professional cleaning schedule cannot be adjusted. We have a strict checkout policy to ensure our cleaners have sufficient time to prepare the property for incoming guests. Guests who check out late will incur a full day’s fee. Please keep the property clean and tidy, and treat it as your own home. Follow a “clean as you go” policy: wash and put away any dishes you use. Guests must pay any extra cleaning beyond the normal cleaning fee. DAMAGE AND LIABILITY Guests are responsible for any damage to the property or its contents and will be charged for repair or replacement. SMOKING & SUBSTANCES • Smoking, vaping, e-cigarettes, drugs, and illegal activities are strictly prohibited inside the house and anywhere on the premises. Violations will incur a $250 fee. LUGGAGE STORAGE Please note that we cannot provide luggage storage, as this is a private residential home. LOST KEYS Guests are responsible for lost keys, key delivery, and any emergency locksmith fees. OUTDOOR & COMMON AREAS • Outdoor and common areas will be shared with the host when required. • Please keep these areas clean and accessible at all times.
