Guest access Guests have full and exclusive access to the entire property, including all three bedrooms, spacious living room, kitchen, dining room and the fully enclosed private garden. The private driveway accommodates up to two cars, offering convenient off-street parking throughout your stay. Self check-in is available via a secure key safe from 3:00 pm onwards. Detailed arrival instructions are sent on the day of check-in to ensure a smooth and stress-free arrival. During your stay We respect your privacy and offer convenient self check-in, allowing you to arrive and settle in at your own pace. Either I or a trusted local representative live nearby and are available should you need assistance. The preferred method of communication is via Airbnb messaging to ensure everything is documented and handled efficiently. Phone support is available between 9am and 7pm. Messages received outside these hours will be responded to as soon as possible the following morning. Other things to note Check-in and Check-out Check-in is from 3:00 pm via secure self check-in. Check-out is by 10:00 am. Guests may check in at any time after 3:00 pm using secure self check-in, which is simple and straightforward to use. Full arrival instructions will be provided on the day of check-in to ensure a smooth and stress-free arrival. An in-person check-in can be arranged on request, subject to availability, for a fee of £35 and is available until 9:00 pm. Early check-in or late check-out may be available subject to availability and will incur an additional fee. Unauthorised late departures will result in a £100 charge due to disruption of the cleaning schedule. Guest Numbers, Age and ID Only the number of guests listed on the reservation may stay overnight. All adult guests must provide a valid government-issued photo ID within 48 hours of the booking being made. The lead guest must be at least 21 years old. For lead guests under 25, a refundable £300 security deposit applies. Visitors A maximum of 2 daytime visitors are permitted. Total occupancy, including guests and visitors, must not exceed 10 people at any time. All visitors must leave by 11:00 pm. Quiet Hours and Neighbourhood The property is located in a residential area. Quiet hours are strictly between 9:00 pm and 7:00 am. No parties, events or gatherings are permitted. Linen and Bedding Policy Linen and towels are provided according to the number of guests booked. A travel cot is available on request. Guests must bring their own cot bedding for hygiene and safety reasons. Parking and Bins Private driveway parking is available for 2 cars. Guests staying over a Sunday night or checking in on a Monday may be asked to place the bins at the kerb for early Monday morning collection. Failure to follow these house rules may result in additional charges or early termination of the stay.
