House Rules To maintain a high standard and peaceful environment: • No parties or events – strictly enforced • Quiet hours from 10 PM onwards – please be considerate of neighbours • No smoking indoors • Monitoring systems in place to ensure a safe, comfortable stay • Online check-in required – secure form completion, agreement to terms, and valid UK photo ID or passport required before arrival CONDITION OF STAY: We require the lead guest to complete our online check-in form which includes an agreement to our T&Cs and the provision of a photo ID or passport. Card details will be securely collected before check-in. As part of the check-in process, guests can choose one of the following damage protection options: Option 1 – £50 Damage Waiver (Non-Refundable) A one-time, non-refundable fee that covers accidental damages up to a specified limit, providing peace of mind throughout your stay. This option is not a security deposit and will not be refunded. Option 2 – £250 Security Deposit (Refundable) A fully refundable pre-authorisation hold placed securely via Stripe before check-in. The hold remains in place until after check-out and is released in full if no damage is reported. If any damage is identified, the applicable amount may be deducted, with any remaining balance refunded to the guest. These measures help us protect the property while ensuring a smooth and secure experience for all guests. Guest access Guests will enjoy exclusive access to the entire flat, giving you complete privacy and the freedom to settle in and make the space your own. Monitoring systems are in place, and any breaches may result in immediate removal without refund. • Stays Over 10 Nights For longer stays, additional housekeeping is required to maintain the home’s standards.
