Enjoy extra space and privacy for your family or friendship group in this flexible accommodation comprising a comfortable first floor flat suitable for 3 adults or a couple with children, plus an additional ground floor garden suite for 2 people with its own entrance. Well located for walkers, cyclists and those wanting peace and quiet. Under an hour from coast, mainline stations serving London and Gatwick Airport. The space The barn flat is accessed by an external oak staircase. At the top of the stairs there an outside sitting area with uninterrupted views towards the South Downs - perfect for a morning coffee or evening drink. Inside, you will find a spacious and light filled living/dining area. There is dining space for four and comfortable seating facing the indoor stove (LPG) and Smart TV. The second sofa is a double Futon . *Please note, the only bathroom is accessible through the separate bedroom, so would be most suitable for children.* The full kitchen is well equipped with gas hob, oven, fridge, microwave, kettle, coffee machine and toaster. There is a dishwasher in the kitchen and access to a washing machine / drier in the garage area below . You will find cooking essentials and crockery in the cupboards. Off the main living space is a comfortable double bedroom with views across fields to the rear of the property. There is an en-suite bathroom with a full size bath and separate shower. We can provide a travel cot and high chair suitable for a baby / toddler if required. The Garden Suite is a comfortable self contained bed sitting room with en-suite bathroom on the ground floor. Access is via a glazed door at the front, or a wooden side door. There are no internal stairs, Garden Suite guests use the external oak steps to use the Barn kitchen and living area. We only let the Garden Suite as an add on to the Barn, for parties who want or need extra space and privacy for their group. Guest access The flat and garden suite are fully self contained so you can use all areas. There are two designated parking spots for you close to the property. Access to an EV charger (7kw) can be arranged for an additional charge. There is a picnic bench in the garden for guests’ use. We ask guests to behave respectfully. No rubbish, fires or music outdoors please. Other things to note The Barn and Garden Suite is a fully self contained property in a rural location with direct access to The Downs Link and Sussex Border Path but also within easy reach of other popular walking areas (Surrey Hills, South Downs). Conveniently located, the property is well connected to London via mainline stations in Horsham (8 miles) and Guildford (15 miles) & from further afield via Gatwick airport (20 miles).
