By confirming your reservation, you agree to follow them throughout your stay.  1.⁠ ⁠Check-in and check-out Check-in is from 3:00 PM. Check-out is by 11:00 AM, unless we confirm another time in writing through Airbnb. Unapproved late check-out may incur a £25 per hour charge. If it prevents or disrupts the following reservation, we may seek reasonable, documented costs through Airbnb.  2.⁠ ⁠Registered guests only Only guests included on the confirmed Airbnb reservation may stay at the property overnight. Please do not bring extra people without prior written approval through Airbnb messages.  3.⁠ ⁠Visitors Visitors must be approved in advance. They are not permitted to stay overnight and must leave by 10:00 PM.  4.⁠ ⁠No parties, events or gatherings Parties, events, stag or hen groups, open-invite gatherings and disruptive behaviour are strictly prohibited. Any breach, including excessive noise or unauthorised guests, may result in Airbnb being contacted and the reservation being ended.  5.⁠ ⁠Quiet hours: 10:00 PM–7:00 AM Our property is in a residential area. Please keep noise to a minimum during quiet hours, including music, TV, conversations, outdoor activity, arrivals and departures.  6.⁠ ⁠No smoking or vaping indoors Smoking, vaping and e-cigarettes are strictly prohibited inside the property and shared indoor areas. Guests may be responsible for reasonable, documented costs for specialist cleaning, odour removal, damaged items or disruption caused to a following booking.  7.⁠ ⁠Pets require prior approval Pets must be approved before arrival and added to the reservation. The pet fee is £20 per pet, per night. Please do not bring a pet without approval. Service animals are accommodated in accordance with Airbnb’s Accessibility Policy.  8.⁠ ⁠No illegal activity Illegal drugs, unlawful activity, weapons and any behaviour that creates a risk to people, the property or the neighbourhood are not permitted. Serious concerns may be reported to Airbnb and the relevant authorities.  9.⁠ ⁠Respect the property Please treat the property with care and report any accidental damage immediately through Airbnb messages. Guests are responsible for reasonable, documented costs for damage, missing items, excessive cleaning, or damage caused by their visitors or pets. 10.⁠ ⁠Keys and access Keep all keys and access devices safe, and return them exactly as instructed. Guests are responsible for reasonable, documented costs resulting from lost, unreturned or incorrectly returned keys, including necessary call-out, replacement or locksmith costs. 11.⁠ ⁠Do not tamper with safety or security equipment Smoke alarms, locks, Wi-Fi equipment and any safety or security devices must not be disconnected, covered, moved or tampered with. 12.⁠ ⁠Personal belongings Please keep your valuables secure. We cannot accept responsibility for loss or damage to personal belongings except where required by law. 13.⁠ ⁠Rule breaches We will document concerns and communicate through Airbnb. Serious or repeated breaches may lead to Airbnb support being requested, a reimbursement claim for documented losses, or the stay being ended where necessary.
