This fantastic Grade II listed farmhouse is located on the outskirts of Tissington and is bursting with character. It is spacious and has social rooms to be enjoyed, plus extensive gardens with beautiful views down the valley. In the rear garden there is a patio area with furniture an enclosed lawn and two seven seater electric hot tubs. To the front of the property there is ample parking, barbeque area, dining table plus seating gathered around a firepit to enjoy the summer evenings. Please note: The farmhouse is arranged over multiple levels, with internal and external steps throughout, adding to its unique character. ⸻ Ground Floor The Main Sitting Room A stunning space to gather, centred around a large wood burner with an impressive stone surround. Designed for slowing down and switching off (intentionally no TV). The Kitchen & Dining Room The heart of the home. A warm, sociable space featuring an electric oven, gas hob, traditional Rayburn, microwave, fridge, and dishwasher—perfect for long, relaxed meals together. The Snug/ Games room A cosy second living room with a wood burner, Smart TV, fire stick, (no tv Ariel) DVD player, and a curated selection of films. Table football with mini pool table underneath plus additional table games. The Bar / Events Room A charming, intimate bar area complete with drinks fridge—perfect for celebrations or a quiet evening drink. Utility Room Fully equipped with fridge, freezer, washing machine, and tumble dryer. Shower Room & WC Shower with basin and separate toilet, plus an additional WC with basin. ⸻ Ground Floor Bedroom One A cosy double bedroom located on the ground floor. First Floor Bedroom Two A beautifully styled king-size bedroom can be split into 2x 2ft 6 singles Bedroom Three (Ensuite) King-size bed which can be split into 2x2ft 6 single beds with additional 3ft bunk beds—ideal for families. Ensuite with bath, shower over, toilet, and basin. Bedroom Four 2x Zip-link super king bed, which can be arranged as four full-size singles on request. Bedroom Five 1x zip- link super king size bed, which can be arranged as two full-size single beds on request. Main Bathroom A luxurious space featuring a roll-top bath, separate shower, toilet, and basin. Please note: Super king beds are prepared as doubles unless a request to split into singles is made at least one week prior to arrival. ⸻ Outside Living Surrounded by open fields and rolling views, the farmhouse offers a true countryside escape. Step straight from the door onto local footpaths and explore the beauty of the surrounding landscape at your own pace. ⸻ Parking & Practicalities A large driveway provides ample parking for multiple vehicles (shared access). There is no electric vehicle charging point at the property. Charging on-site is not permitted and will incur a charge of £80 per night. Public charging points are available within a 10-minute drive. Hi Guest access The farmhouse, parking area, garden and house is for sole us of the guests. Across the yard from the back door is another holiday cottage (The Old Wash House) Sleeps 2. Please do not use this door unless there is an emergency. Other things to note The old wash house next door is also available to book. If you would like to sleep a couple of extra guests please get in touch prior to booking to confirm availability. Please be mindful of these guests and the gated courtyard is designated parking for the old washhouse and not the farmhouse. n the car park area, there is running water and planted water troughs, as well as a fenced pond at the front of the house. Please keep children away from these areas at all times.
