I've been renting my home on ABB since April 2012. I also like to keep my base price low to accommodate people like me. I would prefer to rent by number of bedrooms used, not number of people, but ABB doesn't work like that. I also don't charge a cleaning fee, but charge an extra $ per person beyond 1, but if you are staying a week or more, the extra person fees can be waived--Also If you are a couple AND using only 1 Bedroom list only 1 person even for a two-day stay. A single person/couple are my preferred guests. So just let me know when you reserve. Once bed is used, it's the same amount of work...for one night or a week. Downstairs: large living/dining room and smaller adjacent sitting room, renovated kitchen, laundry and half bath (small office to left of stair is off limits). The stair to the second floor, where the bedrooms are, is steeper than current standards and has winders, but I have had a handrail put in, but it's wood, and pieced together. PLEASE BE MINDFUL when walking up and down the stairs...The wood stairs can be slippery especially in stocking feet. I have never fallen, but I am careful!! No running down the stairs. Not a clan-gathering type of place--no conventional living room, just a small sitting-TV room...works well for a single person, a couple, or a small family. I am never there when you are in the house, but my furniture and other stuff is---although I keep thinning down what is there as I clean things out. My ABB is meant to be a quiet safe clean and comfortable place to stay affordably--NOT an ABB "experience." I really enjoy hosting people and spend a lot of personal energy on making it nice, but I work full time, and there is a limit to my time and resources. My home is not for everyone, although most guests are very satisfied, so if you are fussy and want pristine whether inside or outside or in the neighborhood, please do us both a favor and rent somewhere else. The kitchen is not as well stocked as it used to be but you may use anything in the kitchen and fridge. You may keep stuff in the freezer. The icemaker is in there. Also, guests leave stuff behind even though I ask that you not leave leftovers in the fridge. Feel free to use whatever you find useful in the cupboards. It is possible to fence the driveway so that the entire yard is fenced, but it needs to be set up: We don't recommend the house for small children only because there is a small backyard fish pond that is 2'-3' deep... unfenced, surrounded by rocks, and might be a danger to children. We renovated the kitchen (Fall 2014-2015) with details on exterior left). It is fully equipped with gas stove/oven, microwave, fridge with icemaker (inside not in door), a double Farmer's SS sink, and a dishwasher See photos. DO NOT LINE OVEN WITH ALUMINUM FOIL-- IT WILL MELT AND BE PERMANENT. The downstairs half bath has an efficient stacked LG European-style washer and dryer and detergent provided...please ONLY HE detergent (provided). Upstairs bath has full tub and shower, hair dryer, curling iron, and a variety of shampoos, conditioners and soaps. Please do not use hair dryer with heat lamp, it will trip the fuse...simply reset fuse by pushing on button on dryer or outlet. (I don't use the dryer or curling iron so if it is not working, please let me know! Iron and ironing board always ready to use. AT&T Uverse high speed wifi connection. Sorry, No Phone, very limited TV (can't even get local TV) but some channels work. We have Amazon Prime and public TV passport. When requesting to stay please let us know a little about who you are and why you are coming to Lawrence...We rent it out because we believe in peer-to-peer connections and use AirBNB whenever we travel. The House has central heat and air-conditioning. The house is fully insulated, but the windows except for the kitchen are older. The downstairs stays cool even in the extreme heat (but warm in the winter). The upstairs gets warmer in extreme heat conditions (upper F 90s in daytime). There are floor fans in the 2 bedrooms, a ceiling fan (newly installed, be careful, low ceilings! in MBR) and an additional window AC in the SW corner room and you can set the AC to 68F and the upstairs is usually fine. I've only had one complaint from guests since 2012. As you will find if you are new to AirBNB...once you reserve a place, AirBNB will offer you the opportunity to rent out your own shared room, private room, or whole house...whatever works...that is what happened to me...in April 2012. So join the community, meet great people (be great people) and enjoy! The house is a little odd since the small sitting room is adjacent to the entry (where one would expect a living room) and the larger room is off the kitchen...where I have a dining set and futon couch...I mostly use this room for dinner parties and then people sit on the couch and on the dining chairs, so it's not as comfy as one might like for a 'clan gathering" kind of feel, so better to check out some other places. There is also a queen futon/couch in the living room with bedding in the wood "squirrel" box, made by my husband's 90 yo Aunt Shirley. Guests are welcome to use the house and yard except for the study to left of stairs. The Garage is being used as a maker space by a friend of mine, but he is very careful and enters only through the alley. Yard is still a work in progress. My husband planted vinca in the front, which was great, but he also introduced Virginia creeper, which is invasive, and sticks up all over, I have been trying to eradicate it and this other plant, but it's difficult. The trumpet vine is also incredibly persistent.... So there is no lawn..... But you are only there temporarily, and if you don't want an unkempt yard, PLEASE rent elsewhere. The pond is done and harbors gold fish, but the yard needs grooming. Someone might be working on the exterior and in the backyard a little, but I will warn you and you can block out any times. There is a gas grille in the back yard next to the fish pond. Please totally clean the grille after use. It is possible to fence the driveway so that the entire yard is fenced, but it needs to be jerryrigged. The mail carrier does not like this configuration. Ask me if for some reason you would like to do this. I mostly leave my guests to themselves but am happy to interact, give advice etc. if desired. When I have guests, I stay at our country house. I live in town mostly during the school year when I am teaching. So I am more open to longer and weekday stays in summer than during the school year, but over time, I have become more open to longer school-time stays it really depends on my teaching schedule. Just ask. The garage houses my bike and a friend has a workshop set up in there, but only comes and goes from the alley side. The pond seems to need constant attention these days (filter cleaned) so we do that..it takes less than 5 minutes. There is a basement accessible through the house if there is a severe weather event during your stay (behind the geologic chart door)--but the stairs are VERY STEEP--although there are grab bars. There is easier access from the outside if someone opens the door from the inside. If you need to move furniture, please lift it up to avoid scratching the floors and return it where you found it.
