Located in Leaf Residences, Muntinlupa, the unit offers a peaceful, secure environment while staying close to major malls, business districts, and transport routes. It is ideal for families, couples, business travelers, OFWs, and long-stay guests. The unit features two air-conditioned bedrooms, a clean living and dining area, and a fully equipped kitchen for home-style cooking. Guests can enjoy fast Wi-Fi, a Smart TV, and hotel-style beds with fresh linens for a restful night’s sleep. The building provides 24/7 security, CCTV, and swimming pool access, ensuring both comfort and safety. With nearby grocery stores, cafes, and easy access to SM Muntinlupa, Alabang Town Center, Festival Mall, SLEX, and MCX, everything you need is within reach. Parking, pool, and common areas are available following building rule Other things to note 🏡 R & K Staycation – Strict House Manual Welcome to R & K Staycation. By staying in this property, you agree to strictly follow all house rules. Any violation will result in immediate penalties, extra charges, or termination of stay. 1. Check-In & Check-Out Check-in: 12:00 PM – 1:45 PM Check-out: 1:00 PM – 2:00 PM Strict Rules: Early check-in or late check-out is only allowed with prior approval. Unauthorized arrivals or departures will incur additional fees. Keys or access codes must never be shared with others. Guests must lock all doors and windows when leaving. Failure to secure the property may result in liability for any damages. 2. Zero-Tolerance House Rules No smoking inside the house. Smoking indoors will result in a 5,000 PHP cleaning fee and potential termination of stay. No pets allowed. No parties, events, or loud gatherings. Noise complaints will result in immediate eviction without refund. Respect the property: Any damage, missing items, or misuse will be fully charged to the guest. Appliances & AC: Turn off all appliances, lights, and air conditioning when leaving. Leaving AC/heating on unattended may result in a surcharge of 500 PHP per hour. Cleanliness: Guests must maintain cleanliness at all times. Excessive dirt, wet floors, trash left in the toilet, or items such as shampoo sachets not properly disposed of will result in a cleaning fee. Communication: Guests must immediately inform the host of any issues. Lack of communication, negligence, or disrespect to the property is strictly prohibited. ⚠️ Note: Rule violations are non-negotiable and fees will be applied immediately. 3. Wi-Fi & Entertainment Wi-Fi: Available at all times. User name is on the bottom of the router. Password: Also located on the bottom of the router. Misuse of Wi-Fi, TV, or streaming services for illegal, offensive, or unsafe purposes is strictly prohibited and may result in immediate eviction. 4. Kitchen & Dining Only use provided utensils, appliances, and dinnerware. Clean up immediately after cooking. Leaving food, dirty dishes, or spills unattended is strictly prohibited and will incur cleaning fees. 5. Bathroom & Laundry Towels, toiletries, and laundry facilities are for guest use only. Do not flush anything other than toilet paper. Misuse of laundry appliances will result in a repair or replacement fee. 6. Air Conditioning & Heating AC/heating units must be turned off when leaving. Leaving them on unattended may incur an additional hourly charge. 7. Safety & Security Guests are responsible for locking doors and windows. Report emergencies immediately. Any negligence that compromises safety or security will result in liability for damages. 8. Check-Out Procedures Remove all personal belongings. Wash all used dishes. Dispose of trash properly. Leave keys/access cards with the property manager waiting in the lobby, or communicate with the host via Airbnb messaging. Failure to follow check-out procedures will result in additional fees and potential penalties. 9. Penalties & Enforcement Violations of house rules will result in: Immediate charges for damages or cleaning. Termination of stay without refund for serious violations (smoking indoors, parties, property damage). Legal action for theft will be reported to the police. Unsafe or hostile behavior in the condo unit may result in termination of stay with no refund. By staying in this property, you acknowledge and agree to all rules and penalties. No exceptions.
