The space The property features a thoughtful layout to ensure privacy and convenience for all guests: Two Comfortable Bedrooms: Including a primary bedroom with a private ensuite bathroom featuring a shower and toilet. Family Bathroom: A second full bathroom, equipped with a bath and toilet. Fully Equipped Kitchen: Featuring oven, cooker, microwave, dishwasher, perfect for short and long-term stays. The property features a large American-style fridge-freezer with a built-in ice maker. Comfortable Living Room: A dedicated space for relaxation, complete with a television for your entertainment. Guests can also enjoy a beautiful, fully fenced back and side garden, offering a private and secure outdoor space. High-Speed Internet: Stay connected with reliable internet provided throughout the home, perfect for remote work or streaming. Upon arrival, you will receive a comprehensive information pack covering everything from appliance manuals to local recycling schedules and emergency procedures. We pride ourselves on being part of a vibrant local community and maintaining excellent relationships with our neighbours. Quiet Hours: To respect our permanent-resident neighbours, we observe quiet hours from 10:00 PM to 8:00 AM. Policy: No parties or unauthorised events or unauthorised guests. Any violation of these rules will incur a £150 charge. This is a strictly non-smoking and non-vaping property. No shisha, pipes, cigarettes, or vaping materials anywhere inside the premises. Candles and Tea Lights: The use of candles, tea lights, or ethanol burners is strictly prohibited. Please note: The home is a 3-bedroom property, but your reservation is for the 1-bedroom option. You will have access to one bedroom only. The other two bedrooms will remain vacant, will not be booked by any other guests, and is simply closed off as part of the 1-bedroom booking. Nothing about your stay is shared, and your privacy is fully respected. Guest access During your stay, you will have exclusive access to the entire house (but one room) and the back garden space which is fully fenced. We have designed the layout for your total privacy and comfort On-Site Parking: You have access to two dedicated parking spaces located on the property. Please use only these two designated spots for your vehicles. It is vital that vehicles do not block our neighbors’ driveways or obstruct the flow of traffic on the street. If your group requires more than two parking spaces, please ensure any extra vehicles are parked safely further down the main road where parking is permitted. Other things to note City Centre Access: You are less than a 8-minute drive from the heart of the city, where you can enjoy a wide array of shopping centers, diverse restaurants, and vibrant entertainment hubs. Education & Sports: We are ideally located for visitors to Sheffield Hallam University (less than a 8-minute drive) and sports fans heading to the Sheffield United stadium (just a 6-minute drive). Getting here and exploring further is simple. The train station and coach station are only a 7-minute drive away, and for those using local transit, there is a bus stop just a 2-minute walk from the property.
