Guests, Visitors & Gatherings ▪️ Maximum occupancy and pricing are strictly enforced as per the listing. ▪️ A maximum of 6 guests is included in the booking. ▪️ Additional guests, where approved by the host and within the property's permitted occupancy, will be charged $100 per person, per night. ▪️ Only approved guests are permitted to stay overnight. ▪️ All visitors must be disclosed to and approved by the host before arriving at the property. ▪️ Unregistered or unauthorised visitors may be asked to leave. ▪️ Strictly no parties, events, celebrations, functions, pre-parties or gatherings. ▪️ If you are intending to use the property for a party or gathering, please do not book. Noise & Respect for Our Neighbours ▪️ Please respect our neighbours and the peaceful residential environment at all times. ▪️ Quiet hours apply from 10:00 PM onwards. ▪️ No loud music, shouting, screaming or excessive noise, particularly in the pool, spa and outdoor areas. ▪️ Guests must not enter neighbouring properties, look through neighbouring windows, climb or lean over boundary fences, or interfere with neighbours' privacy. ▪️ Complaints regarding excessive noise, parties or neighbour disturbance will be taken seriously. Parking ▪️ Guest vehicles should be parked on the property driveway or in the designated parking area on Allott Street, on the same side as the 2 Donald Street property/pool boundary. ▪️ Do not park in front of neighbouring houses. ▪️ Do not park on, across or block a neighbour's driveway or access. ▪️ Please ensure your visitors, where approved, also follow these parking requirements. Pool & Spa Safety ▪️ The property includes a private pool and outdoor spa jet (not heated). ▪️ Pool and spa use is at guests' own risk. ▪️ A responsible adult must supervise children at all times. ▪️ No diving. Pool depth reaches approximately 180 cm. ▪️ No glass in or around the pool/spa area. ▪️ Please keep pool and outdoor noise to a minimum, particularly during quiet hours. ▪️ Regular pool maintenance may be required during your stay; guests will be notified where possible. Smoking, BBQ & Property Care ▪️ Strictly no smoking or vaping inside the house. ▪️ If smoking outside, please dispose of cigarette butts responsibly and keep smoke away from neighbouring properties. ▪️ Use of the temporary BBQ is subject to availability/approval, and it must be cleaned after use. ▪️ The property must be left in a reasonably clean and tidy condition. ▪️ Excessive waste, misuse of bins or leaving the property excessively dirty may result in additional cleaning charges where applicable. ▪️ Bins must be placed out on Wednesday evening for collection. ▪️ Additional cleaning services can be arranged upon request; charges may apply. Property Access & Other Information ▪️ We may require reasonable access during your stay for scheduled pool, garden, maintenance or essential services. Guests will be notified in advance where possible. ▪️ Some cupboards, storage spaces and owner areas may be locked and are not available for guest use. ▪️ Self check-in information will be provided before arrival. Important: Serious Breaches ▪️ Parties, unauthorised gatherings, excessive noise, unauthorised guests, serious neighbour disturbance or repeated breaches of these house rules may result in Airbnb being contacted and the reservation being terminated in accordance with Airbnb's policies. ▪️ Where permitted under the booking terms, guests may be required to leave the property and may not be entitled to a refund.
