Located in La Balme-de-Sillingy, near Annecy, this charming 250 m² country house with a heated swimming pool during the summer season can accommodate up to 14 people. The space On the ground floor, Le Clos Léonard offers: a fully equipped kitchen for preparing your group meals, a first living room and a dining room, as well as a magnificent 50 m² veranda (with a second living room) that opens onto the terrace and the private pool. The three bedrooms upstairs are arranged as follows: - Bedroom 1: 4 beds with 1 double bed and 2 single beds, bathroom with toilet, bathtub, shower, double sink and adjoining dressing room on the same floor. - Duplex bedroom 1: downstairs, 1 single bed, bathroom with shower and single sink; upstairs, 2 beds with 1 double bed separated by a blackout curtain from another double bed. Toilet on the landing. - Duplex bedroom 2: downstairs, 1 double bed, bathroom with shower and single sink; upstairs, 2 beds separated by a blackout curtain: 1 double bed and 1 single bed. Toilet on the landing. Laundry room with washing machine, drying rack, ironing board and iron. Outdoors with a large terrace, plancha, 11 x 5 meter swimming pool, and 300 m² garden: molkky, badminton, and ping-pong are available here. In addition, a foosball table is set up on the veranda. The house is completely independent. Secure parking in the courtyard allows you to park several vehicles, and bike storage is available. We want everyone to fully enjoy their stay and for our neighbors to be able to live peacefully near the cottage; that's why: - PARTIES, WEDDINGS, BIRTHDAYS, BACHELOR/BACHELORETTE PARTIES, OR OTHER EVENTS ARE STRICTLY PROHIBITED. IN THE EVENT OF NON-COMPLIANCE WITH THE RULES, THE SECURITY DEPOSIT WILL BE RETAINED. Outside noise is tolerated until 8 p.m., after which you are asked to respect the neighborhood or continue your activities inside. All shops are 5 minutes away by car. The bus to Annecy and the bike paths are nearby. Hiking trails are only a 1-minute drive away. There may be a little traffic noise during rush hours, but the neighborhood remains quiet because it's on the outskirts of the village. Guest access The house is completely independent. Other things to note A security deposit by bank card imprint (without debit) will be required a few days before your arrival. Without this deposit, access to the property will not be guaranteed. We recommend that you plan this step well in advance. The house has been offered for rent since the beginning of 2026. For administrative reasons, we recently had to create a new account. We have already hosted several groups this year and are currently listed under the other account "Guest Favorites" with a 5***** rating for 5 reviews.
