The Horseman’s Rest is a cozy tiny house on a peaceful working horse property in Marulan, NSW, just 700 m from the Hume Highway. Ideal for travellers between Sydney, Canberra or Melbourne, especially horse people. Horses and dogs stay free, with on-site yards, stables and a secure dog yard available. Sleeps 2 with a flexible king bed, self-catering kitchen, heating and cooling, all set in a quiet bushland setting that’s easy to reach and easy to relax in. The space The Horseman’s Rest is a cozy, self-contained tiny house designed for comfort and ease. The space sleeps two guests and features a flexible king bed that can be set up as one king or two king singles. Comfortable bedding, linen and towels are all provided so you can settle in straight away. The kitchenette is well equipped for short stays and includes a fridge, microwave, air fryer, kettle, toaster and cooking utensils, along with a coffee machine and complimentary tea and coffee. To help you feel at home, we also provide a small selection of complimentary pantry essentials, including milk, bread, butter, seasonal free-range eggs from our own birds, basic condiments such as honey, jam and vegemite, and a small selection of breakfast cereals. The tiny house opens onto a private outdoor area with views across the dam, firepit and BBQ area, offering a peaceful spot to relax and unwind. Janisa is a private horse property where animals are part of daily life. Horses and dogs are welcome to stay on site (for free), with facilities available including stables, yards and paddocks for horses, as well as a secure dog yard if needed. There is ample parking for vehicles and floats, with easy access throughout the property. Guest access Guests have private access to the tiny house and the immediate outdoor area around it. Parking is located directly beside the house for easy arrival and departure. If you’re travelling with horses or dogs, designated facilities will be allocated and shown to you on arrival. Dogs are allowed inside the tiny house and dog yard, although have to be on-leash if walking around the property. For safety reasons, horse paddocks and other areas of the property are not accessible unless specifically arranged. Guests are welcome to enjoy walking trails around the property but are asked to follow signage and guidelines provided in the welcome book. Other things to note Janisa is a private horse property with horses, poultry, dogs, cats and local wildlife on site. Guests are asked to respect animal areas and follow the guidelines in the welcome book, which provides important information on how to interact with our animals. Please note that some animals, including poultry, dogs and cats, roam freely around the property. Please note that The Horseman’s Rest is located on a working horse property. While the tiny house is set in a peaceful and private part of the property, there may occasionally be horse clinics, training sessions or other horse-related activities taking place in the equestrian facilities. These are generally held during the day and are part of the life of the property. Most guests enjoy seeing the horses and the activity around the stables. The setting is quiet and rural, making it best suited to guests seeking a peaceful stay rather than parties or large gatherings.
