This 80sqm two-bedroom Wanniassa guesthouse sleeps up to six, with queen beds in both bedrooms and a fold-out double sofa bed in the living area. It features a modern kitchen, oversized bathroom, small sunny yard, covered patio for outdoor dining, and split-system air-conditioning in the lounge and master bedroom for year-round comfort. The space This self-contained guesthouse is privately located behind a residential home and offers a practical, comfortable space with thoughtful styling throughout. The living area is light and functional, with a sage green sofa, large TV, and curated artwork creating a relaxed setting for downtime. The open-plan kitchen is fully equipped for short or extended stays, including a modern oven, dishwasher, and a De’Longhi automatic coffee machine with built-in grinder and milk system. Coffee options include espresso, latte, and cappuccino. Meals can be eaten at the breakfast bar or the six-seat dining table. From the dining area, doors open onto a covered timber deck with an outdoor dining setting. A private lawn sits alongside the home and provides space to sit outside or enjoy the sun. There are partial views toward the Brindabella mountain range. Two bedrooms are located off the dining area. Each includes a queen bed, storage, and garden outlooks. The main bedroom also has a console table suitable for use as a vanity or workspace. The oversized bathroom includes a glass shower, floating vanity, and a washing machine concealed behind sliding doors. Split-system heating and cooling is installed in the living area and main bedroom, with portable fans also available. Free parking is available at all times for up to two vehicles in the gravel area at the front of the property. The guesthouse is fully private. Access is via a shared driveway, with a short walk to the entrance gate. The driveway is not available for guest parking. Guest access During your stay, you and your group will have the entire guesthouse to yourselves. IMPORTANT: The driveway is not available for guest use (this is reserved for the tenants in the front house). Please make yourselves at home!
