R & R Roo and rest is an Adult-only retreat. A beautifully designed 1-bedroom cottage with rustic touches and modern comforts. Enjoy a romantic getaway with your own private entrance, air conditioning, fully equipped kitchen featuring modern appliances. Bathroom with shower and towels provided. Soak your worries away in your private hot tub, overlooking the gardens and bushlands. A gas BBQ outside for a lovely outside-cooked dinner. Enhance your stay with some kangaroos and farm animals. The space R & R Roo and rest is a one-bedroom, farm-style cottage with beautiful views of the garden and bushlands. Bathroom: It has a bathroom with a shower. Towels are provided for your convenience. There is a vanity with a hair dryer too. Kitchen: The kitchen is fully equipped with all you need for an away-from-home stay. It has a coffee machine for the coffee lovers, a toaster and a microwave. A fridge-freezer. Stove and oven. Lounge: A very comfortable couch for lazy naps and a movie night. Dining area: The dining area is ready for a romantic dinner for two, set up for your enjoyment. Bedroom: A tranquil space with a queen-size bed, beautifully decorated. Under-cover parking next to the cottage for guest use. Guest access Guests have their own private entrance to the whole cottage. They also have access to the back patio with the hot tub and gas BBQ. There is an undercover space for 1 car next to the cottage for guest use. Other things to note House Rules & Fine print - To maintain the serene and peaceful atmosphere of our retreat, we kindly ask guests to adhere to the following: ADULTS ONLY: No guests under 18 years of age NO VISITORS: To ensure total privacy for all residents, no outside visitors are permitted on the property at any time CHECK-IN: Strictly from 3 PM on your arrival date. CHECK-OUT: Strictly at 10 AM on departure date. FLEXIBILITY: Need more time- Early check-ins or late check-outs may be available for an additional fee (subject to availability). Contact us in advance to arrange Please do not move any furniture or decorations to a different place within the cottage. If you need something moved, please contact the host Water We rely solely on rainwater stored in tanks. Please use water economically. Fire safety Smoke alarms are tested Fire extinguisher locations: Kitchen In case of fire: exit via front door / back door and meet at garage of main House Smoking No smoking or vaping inside (ashtray provided on the terrace) Quiet hours after 10 pm out of respect for neighbours Damage If anything gets accidentally broken or damaged, just let us know – we have a reasonable damage policy in place and prefer honesty over surprises. Major damage will require replacement of the item/ replacement fee to the value of the item, payable by the guest Linen & Towel Care Standard Cleaning: Your standard cleaning fee covers the professional laundering of linens and towels used under normal conditions. Excessive Soiling: We kindly ask that you take care to avoid staining linens with items such as makeup, tanning products, hair dye, oils, blood or food and drink. Extra Fees: Linens found to be excessively soiled or permanently stained (beyond normal wear and tear) that require professional deep cleaning, specialized stain treatment, or replacement will incur an additional fee starting at $50.00 Reporting: If an accident occurs, please notify us immediately so we can provide appropriate cleaning supplies or treat the stain before it sets. Why this matters for your listing: Before you leave Please strip the beds and put linen inside the laundry basket provided in the walk-in robe Please place wet towels in the laundry sink, not in the laundry basket or on top of the laundry counter as this will cause damage to either the counter or basket and will incur a fee starting at $50.00 Please place Rubbish in the bins located outside (please follow directions regarding trash as per note on top of the fridge Please wash all dishes, dry and pack them away Please ensure that the stove and oven are turned off Please ensure that the air conditioning unit is turned off Please close all windows and lock the door – key back in the key lockbox ESSENTIAL HOT TUB HOUSE RULES: HOT TUB DISCLOSURE "Use at Your Own Risk" Disclaimer Agreement: By using the hot tub, guests acknowledge the inherent risks and agree to assume full responsibility for any injury or health complications. General Rules- Shower First: Please rinse off all lotions, oils, and perfumes before entering Towels: Please only use spa towels and not shower towels, they are located in the walk-in robe marked Spa Towels No Glass: Please use plastic drinkware provided, located in the kitchen Cover Up: Always replace and secure the cover after use. Time Limit: Max 15–20 minutes to prevent overheating. Prohibited: No soaps, bubble baths, oils, or food in the water. Health & Safety Warnings- Medical Consultation: Pregnant women and guests with heart disease, blood pressure issues, or diabetes should consult a doctor before use. Pregnancy Precautions: Avoid high temperatures and sit away from hot water inlets. Illness: Do not use the hot tub if you have a fever, open wounds, or have recently had a digestive illness. Substance Use: Do not use the hot tub while under the influence of alcohol or drugs. Potential Fees Cleaning Fee: Misuse requiring a full drain and deep clean (e.g., from soap or glass) may result in an additional cleaning charge (e.g., $75–$200). Damage Fee: Damage to the cover or mechanical components will be charged to the guest. Agreement & Acknowledgement By completing your booking, you confirm that you have read, understood, and agreed to abide by all the House Rules listed above. We take these rules seriously to ensure the safety of our guests and our home together with the comfort of our neighbours and all residents. Please note that any violation of these rules may result in the immediate termination of your stay without a refund and/or the assessment of additional cleaning or damage fees.
