Stylish countryside cottage in peaceful Naburn, just 10 minutes from York. Beautiful mix of old and new throughout. Furnished to a high standard. Perfect for families and groups, this spacious home offers four generous bedrooms, a modern kitchen with polished concrete floors, and comfortable living areas. Enjoy a private garden and drive with easy access to riverside walks, the Designer Outlet, and North Yorkshire. A relaxing base to explore York or unwind in a quiet village setting. The space The property is a house with lots of space, unique character, cosiness and charm whilst being decorated to a high standard. The house has private driveway and lawn and patio with outdoor furniture and BBQ for those warmer days. Through the front door is a large hallway, which has 2 seats, baby grand piano and cloakroom /ultility with washing machine, dryer and fridge freezer around the corner. There is also a playroom/snug, with a cosy fireplace, shelves with books and a cupboard with some games/activities. This room has underfloor heating and a corner sofa. In the large (green) living room, there are 2 large Arlo and Jacob velvet sofas and large buttoned footstool. This room has wooden oak floors with a large cosy rug in the centre and a fireplace (seen in the pictures) with a discreet TV. The new kitchen extension has a large island with Bora cooker hob and extraction fan. 2 ovens (one large and the second is a oven/microwave), large dishwasher and Quooker tap. There is also a sage coffee machine and toaster. The kitchen has a separate hidden door pantry with lots of space and shelves. In this space there is a walnut dining table that seats 8 people. This space also has a navy corner sofa seating area with rug for the toes. The significant glass bifold windows cover almost the entire side of the house which open fully onto the patio area and a view on the raised lawn. The extension is hand poured polished concrete throughout (inside and outside) and the island and worktops are also hand poured polished concrete. There are steps up to the lawn. Good size patio area with Cox and Cox furniture to enjoy in the sunshine. Upstairs there are 4x bedrooms sleeping up to 8 people; 2x with Kingsize bed, 1x double bed and 1x with a bunk bed. The master bedroom has French inspired furniture and king size bed for the feeling of absolute luxury. Triple windows allow for lots of light in the room, with the blackout blinds providing darkness overnight. There is a built in wardrobe with hanging rail and shelves..There is an en-suite with shower and deep comfortable bath to have a soak in. The second bedroom with a king size bed is just off the stairs and next to the shared main bathroom. This bedroom is in the oldest part of the house meaning that is it a room full of charm. There is a large wardrobe and separate hanging rail in the room. The third bedroom has a double sleigh bed, built in wardrobes and shelves, another cosy bedroom The fourth bedroom is a fun bedroom, with a bunk bed on one side and an animal jungle motif on the other wall. This room has a set of large drawers and a view over the lawn. There is a main bathroom also upstairs which has both a shower and bath. Travel cot and high chair available when needed, please just let us know. The house also benefits from solar panels on the kitchen extension. We allow dogs in our property, ideally no more than 3. We do ask that they are kept downstairs, off the furniture and any mess is removed prior to leaving. Guest access Entire house available for the rental. There are gates for ultimate privacy and security. You can slide the gate to open and shut. We have turned off the electricity on the gates to ensure ease of use. There is a key box with a set of keys which you will be sent the code for on arrival. Given the quirkiness of the property, if possible we would like to meet you on arrival to show you around and how to get the most out of the property, but realise this is not always possible. Other things to note Village of Naburn is a small village just outside York. We have a bus route into town which goes hourly. The designer outlet also has a park and ride which is only a mile away from the village. In the village we have a pub - Blacksmiths Arms which serves food and has a carvery on a Sunday, a marina with Cafe / Resturant (very nice) and a vegan tearoom at Naburn lock (well worth a visit). We also have a beautiful church, village hall and park with football field. Naburn riding school also with pony rides. Naburn benefits from being both on the river and has slipway access of you bring a paddleboard/kayak etc and the cycle/walking route directly into York using the Sustrans Way. In the summer you can use the boat to get into central York from Naburn lock.
