Orkney Beach 1 on the shores of Lake Simcoe

Maximum occupancy 6. This beauty is located in a quiet community about an hour and a half north of Toronto; on Lake Simcoe. Recently upgraded to include a 55 inch led tv, Internet access, hot tub, paddle boat and canoe, this cottage has a lot to offer. 10 minutes from Orillia, the water is clear with a rocky bottom. A beach area (small stones) with a gradual entry make water access easy . Depth at the end of the dock fluctuates between 3 and 5 feet. It's a great place to spend some time. The space PLEASE DO NOT TRY TO BOOK THIS COTTAGE WITHOUT MESSAGING ME FIRST ALL pets MUST be pre-approved BEFORE booking! No cats. Only 1 pet per rental please. -> 3 large bedrooms, a queens are in 2 and a double in the third -> 1, 4 piece washroom. -> Ceiling fan in Master bedroom and one of the bedrooms. Floor fan is available -> Blankets included, linens and pillows available at extra fee for out of province guests only. -> 55 inch LED (not smart) TV with Bell Fibe internet and Amazon fire TV, basic service in living room. -> DVD player with a variety of movies. -> Propane Fireplace -> Stereo with blue tooth connect ability (play your own tunes from your phone) and CD player in sun room. -> USB ports in wall sockets allow you to charge your own device directly from the outlet (bring your own charging cable). -> very comfortable living room sofa and chairs. -> Good cell service. -> 200' X 75' property with 800 sq foot cottage. Neighbours on both sides, but very good privacy. -> maximum parking 3 vehicles. -> fridge, stove, toaster, coffee maker, microwave, 20 liter water cooler (both hot and cold water), pots, pans etc. -> Napoleon Propane barbecue installed in 2021. -> dine in the openness of the sun room. Table seats 6. -> Please bring your own drinking water; there maybe some already hooked up but you don't want to run out. There will be refillable 18 litre jugs onsight -> Comes with a paddle boat (new in 2020), floater mat, Kayak and a canoe. Please bring your own life jacket. -> Hot Tub with 2, 7hp pumps. -> Fully furnished sun room seating area seats 6 easily. -> Dock is 6 feet wide and 75 feet long with a 15' x 20' seating area at the end; water depth at end of the dock is at least 3 feet. -> Fire pit (limited wood is available). -> Plenty of outdoor furniture. -> Indoor games and puzzles. -> Only a 25 minute drive to Burls Creek Event Park -> 15 minutes to Casino Rama; only 5 to Tim Hortons ! -> 1.5 hour drive time from Toronto, 10 minutes to Orillia and 25 minutes to Gravenhurst. -> Lake bottom is small to medium sized stones; we do recommend water shoes. Hard, sandy, shallow lake bottom is only about 300 feet into the bay (an easy paddle boat ride) -> Small pets permitted upon owners concurrence; no cats. -> Boat launch at nearby StarPort Marina. -> Smoking outside. Other things to note --> This short term rental accomodation is legally registered with the Township of Ramara as required under Bylaw 2020.11 --> The cottage and area is professionally sprayed yearly (in June) to control mosquitos as well as spiders --> Only 1 pet per rental period please. --> All pets must be preauthorized before a booking is accepted. No cats --> parking for a maximum of 3 vehicles only. --> please note that renters are required to provide their own linens, pillows and towels. Blankets are provided by the owner. Out of province visitors only, please contact the agency for information on our optional "linens included" package. --> Tenants are to bring their own life jackets and provide their own bon fire wood which is available for purchase nearby. --> This cottage is best suited for mature couples and families. No singles please. --> all rentals of this cottage are to provide a damage deposit cheque in the amount of $500 payable to Severn Muskoka Cottage Rentals dated the same date as your reservation begins. Please note that this is NOT considered a monetary transaction between yourselves and our agency as the cheque will ONLY be cashed should the cottage NOT be vacated in the same state of repair and cleanliness as it was upon your arrival. --> All guests will be required to agree, complete and sign a guest agreement BEFORE being given access to the cottage.
