Cosy cottage annex near N Devon & Cornwall border

Description

Take it easy at this cosy cottage getaway. Kingfisher Cottage is a charming annex to a family home set in idyllic rural surroundings within walking distance of Bradworthy, a working farming village in the heart of North Devon. Located close to the North Devon & Cornwall border enables easy access to the stunning coastline and beaches along the South West Coast Path; the picturesque fishing villages of Clovelly and Appledore; and the moorlands and valleys of Dartmoor National Park. The space Kingfisher is a beautiful cosy little cottage making a compact and welcoming retreat for two. It was once an outbuilding nestled next to a dairy barn. The dairy barn was converted some 40 years ago and is now our family home. The outbuilding was converted at a later date and became the annex it is today, Kingfisher Cottage. Together they display a handsome blend of stone, waney board cladding and wooden beams. Although Kingfisher's availability is new on Airbnb we have been letting it through a different company for the past 5 years. We are now looking forward to welcoming guests through Airbnb. Our calendar will open from March 2026. Living area: Kingfisher Cottage has an open plan arrangement on the ground floor, accessed via a small 'turn around' sized porch as you walk through the front door. The classic cottage style beamed ceiling lends a cosy feel to the open plan space. Curl up on the two seater sofa and make plans for your stay while taking in the glow of the wood burning stove. A welcome supply of logs and kindling will be provided and the stove will be lit before your arrival to give you a toasty welcome on those chillier days. There is also an oil filled electric heater to boost the temperature if needed. Further logs and kindling is available to purchase on request. For your entertainment there is a Freeview TV, a DVD player with a small selection of DVDs, a DAB radio/CD player plus a few books and puzzles. Sitting at the dining table gives you a view through the glazed door to the sun room and the little private garden beyond. WC: A downstairs cloakroom with toilet, hand basin and an electric heated towel rail is directly off the open plan living area. Sun room: With comfy seating, foot stools and a coffee table, perfect for those lazy sunny mornings. Guests have enjoyed sitting here to watch the birds on the feeder and the butterflies on the buddleia blooms. Kitchen: An opening leads off the main living area to a compact kitchen fitted out with an under counter fridge with an ice box; a two ring electric hob plate; a small counter top combi-oven-microwave; a washing machine; sink with a free standing drainer; and a toaster and kettle. It's well equipped with all the basic kitchen utensils. A tea towel, dish cloth and a sponge, washing up liquid and a laundry pod are supplied as a starter for your stay. Stairs off the main living area, lead up to the first floor. A wall mounted electric rail is located at the foot of the stairs. Double bedroom: An airy sunny room with views down through the barn's large grounds. With a comfortable king size bed and plenty of storage in a hanging wardrobe with drawers and full length mirror, a chest of drawers and a bedside drawer unit. An oil filled electric heater is available, although the hot water tank housed in the airing cupboard off the bedroom gives off a comfortable steady heat. Ensuite bathroom: Leads off from the bedroom with a toilet, hand basin a fitted bath and an electric heated towel rail. There are no shower facilities. The bath has a hand held shower attachment for rinsing but the bathroom is not sufficiently tanked against water escape from stand up showering. Towels are provided, but with the aim of cutting back on energy costs, they are no longer tumble dried. Garden: Step out of the sun room into your own private garden. There is also a garden side gate that gives you easy access when returning home with your dog. There is a small patio area with a bistro table and chairs for dining. The garden has a small rectangle of grass bordered by gravel and surrounded by shrubs. NB DOG GUEST RELATED INFO IS DETAILED FURTHER DOWN. There is a friendly family run pub in the village square, great for those nights off from cooking. There are also 2 small convenience shops and a butchers. Guest access The cottage has its own private garden. Guests are also welcome to walk round the barn's large grounds and make use of the seating by the pond. Hopefully you will see plenty of pond wildlife. A heron, kingfisher and otter have all been seen at one time or another and we often have nesting moorhens. Other things to note We cannot accept bookings with infants and children due to the danger of water hazards and steep slopes in the barn's large grounds. The cottage has no central heating. It is heated by the wood burning stove. There are electric towel radiators plus freestanding oil radiators as a back up. There is a sloped ceiling in the bathroom which may be a head height issue for some. Walking into the village is along a lane with no footpath and street lights. Care needs to be taken day or night. Hi-vis vests can be borrowed on request. Always take a torch. There is no EV charging point and charging your electric vehicle using a domestic socket is not permitted. Dog guests: - 2 medium sized dogs maximum with an additional fee per dog per stay. - dogs cannot be left alone in the cottage. - the cottage garden is adequately fenced for some but not all dogs. - there is public shared moorland/grazing a 10 minute walk away plus a secure dog park a 15 minute drive away. - please bring dog blankets if your dog likes to curl up on the sofa. Whilst we understand that your furry companions are important to you we do have some house rules that we ask you to follow. These rules may not be as relaxed as you follow at home but they are there so that we can host all of our guests comfortably. Please ask if you want more information. For all other pets, please enquire first.
