Farm House Annexe with a View
Description
Escape to the countryside in our peaceful, self-contained Annexe on our working North Yorkshire farm. Formed from the lower ground floor of our farmhouse, this charming one-bedroom retreat offers comfort, style and beautiful views across open fields to the surrounding woodland. The fully equipped modern kitchen/dining/living space has everything you need for a relaxed stay, from quality appliances to cosy seating and underfloor heating throughout. The space Inside, you’ll find a spacious bedroom with an ensuite shower room and toilet, along with a luxurious standalone bath set within the bedroom itself – perfect for unwinding after a day exploring. The fully equipped modern kitchen/dining/living space has everything you need for a relaxed stay, from quality appliances to cosy seating and underfloor heating throughout. Although the Annexe forms part of the main house, it is entirely private and quiet with its own entrance and no access to the farmhouse required. Private parking is provided just for you, and outside there’s a small seating area where you can enjoy your morning coffee while watching the farm come to life. As we are a working stock farm, normal farming activities do take place, adding to the authentic rural experience. The Annexe is dog-friendly, and a single well behaved dog is acceptable. Guests are welcome to take short walks through the fields and woodland right from the doorstep. Guest access Guests have private, self-contained access to the annexe, allowing you to come and go independently. Parking is available immediately outside the annexe. There is space for two cars. As this is a working farm and our family home, some areas are private, including farm buildings, livestock areas, and equipment spaces. Guests are very welcome to enjoy walks around the farm and surrounding countryside, but we kindly ask that you follow any signage, respect gates and fences, and remain mindful of animals, vehicles, and machinery. During winter it can be very wet and muddy so appropriate dress is recommended. Other things to note Other Amenities on Site: The farm has a shop, cafe and butchery on site. The cafe serves breakfast and lunch as well as other all day refreshments. It is closed Tuesdays. You can find the shop and cafe on social media with the tag @Larch Barn. Other Accommodation on Site: if you are looking to accommodate a larger group of people we also have Stoneygate Lodge on airbnb which sleeps up to 6 people. Other Activities: we can organise sausage making and butchery courses in the on farm butchery. These must be booked in advance. Working farm: Our home is part of a working livestock farm, so farming activities may be seen and heard at times. Guests are welcome to enjoy short walks in the fields and woodland but are asked to follow farm safety guidance and keep dogs under control around livestock. Dogs: A well-behaved dog is welcome. Please keep it off furniture and clean up after it. The outdoor area is not fully enclosed. Access & Privacy: The Annexe is fully self-contained with its own private entrance and parking. There is no internal access to the farmhouse. Parties & Noise: Strictly no parties, events or loud music. Out of respect for us and our neighbours, please keep noise to a minimum after 10pm. Extra guests: Only the guests included in the booking are permitted to stay overnight or use the Annexe. Farm equipment: For safety reasons, no use of farm machinery, tools or equipment is permitted, including vehicles and outbuildings. Outdoor space: Guests are welcome to use the small seating area outside the Annexe. Other areas of the yard may be in use for farming activities. Safety around livestock: Please do not enter livestock fields unless clearly indicated as permitted and always keep gates closed. Smoking/Vaping: Not allowed inside the property. Bringing Additional Equipment Electrical appliances: Please let us know in advance if you plan to bring any high-powered electrical items (e.g., heaters, air-conditioning units, catering appliances, charging stations, etc.). These can overload the system or affect our energy supply on the farm, so approval is required before use. Specialist equipment: The Annexe is not suitable for running equipment that requires significant power or creates excess noise (e.g., PA systems, large tools, hobby machinery, lighting rigs, etc.). Normal personal devices: Laptops, phones, tablets, cameras, hairdryers, and other standard travel items are absolutely fine.
