All essential cooking and dining supplies are provided. **Bedrooms & Bathrooms:** * Flexible sleeping for up to 10 guests across three versatile bedrooms. * Bedroom 1 & 2: Feature zip-link beds, configurable as one double or two twin beds. This includes all bedrooms, bathrooms, the living area, the kitchen, and the private, fully enclosed rear garden with the hot tub. * **Self Check-In:** Enjoy a seamless and flexible arrival with our secure self-check-in process, available anytime after 3 PM via a lockbox. * **Parking:** Parking is available at the front of the property, with additional on-road parking also available. Other things to note House Rules To ensure a smooth and secure stay for all guests, please read and agree to the following: 1. Rental Agreement & Security Deposit All guests are required to complete and sign a rental agreement prior to arrival. In addition, card details must be provided for a £300 security deposit. ➡️ Please note: Check-in details will not be issued until both the signed agreement and deposit details have been received. 2. Guest Limit Only the number of guests included in your booking are permitted to stay at the property. ➡️ No extra guests or visitors are allowed without prior approval. 3. No Parties or Events Strictly no parties, gatherings, or events are permitted at the property. Any breach of this rule may result in immediate termination of your stay without refund. 4. Noise & Respect for Neighbours Please be respectful of neighbours at all times and keep noise to a minimum, especially during evening and night hours. 5. Lost Keys A charge of £150 will apply for lost or unreturned keys, to cover replacement and security costs. 6. Smoking Smoking is not permitted inside the property. 7. Care of the Property Guests are expected to keep the property clean and in good condition. Any damage or excessive cleaning required may be deducted from the security deposit.
