Charming and tranquil 4 bedroom, 3 bath country house set in the idyllic French wine region of Sancerre. Two and half hours from Paris, and few hundred meters from the Loire à velo, our home is uniquely positioned for discovering wines of Sancerre, Pouilly and Menetou-Salon. With a newly-renovated, eat-in chef's kitchen, a formal dining room, and two sitting rooms both with wood-burning fireplaces, this house is ideal for groups and families for a weekend away or a longer countryside holiday. The space The house is ideal for entertaining big groups and families thanks to its large, open plan and generous proportions. Kitchen: Newly renovated in 2019, the 23 m sq. chef's kitchen has windows opening out to the garden, and french doors leading onto the wisteria-shaded patio and bbq area. The kitchen seats 6 comfortably, and is fitted with white marble countertops, brass fixtures, and full appliances: American fridge / freezer, built in dishwasher, 6-bottle wine fridge, gas stove, microwave, Nespresso machine, food processor, and new pots and pans and other cooking utensils (including cookbooks!). The kitchen also has a walk-in pantry of 3 sq m, and is equipped with full servingware for 12 people. For those who like to stay connected, there is a Google Home and a tv with satellite TV and UK / US television channels. (highchair available for families with young children) Dining room The large (60 sq m) dining room is fit for a dinner party, with 6 meter high beamed ceilings, and an 8 person dining table. The room benefits from natural light coming through the double-height paned windows that look out over the driveway. The dining area is open to the sitting room, separated by an antique grand piano that sits between the two areas. There are also stairs leading up to the overlooking mezzanine. Sitting room The sitting room is equally large, with three 3-seater sofas that surround a large wood-burning fireplace. The room has light at all times of the day thanks to windows opening onto the driveway on one side, and windows and a pair of French doors opening onto the wisteria-shaded patio and bbq area on the other side of the room. There is a flat screen TV, built in book shelves with a selection of books, DVDs and board games, and a reading nook with a Wassily chair. There is a small writing desk, and a bar area complete with cocktail recipe books! Living room Just off the sitting room is a second living room that is a bit more cozy and equally comfortable. The room has oak floors and a large stone wood-burning fireplace. Facing the fire is a 5-seater sofa, flanked by a 3-seater leather sofa as well. A large desk looks out over the garden, and there is a french door going out onto the patio. The living room also has a brand new 65 inch 4K flatscreen TV that is connected to satellite and Netflix. Master bedroom Located on the ground floor, just off the dining room, the extra-large master bedroom is 40 sq m and has a king size bed. There is ample storage, including a double armoire, chest of drawers and smaller armoire. The bedroom has two windows that open out onto the garden. (baby crib with mattress and sheets available for families with children) Master bathroom Large 3-piece bathroom with pedestal sink, bathtub / shower and bidet. Separate toilet. Upstairs 2nd master bedroom Located off the mezzanine, the second master bedroom has a king sized bed looking out over the garden. En-suite bathroom with glass walk-in shower, sink and toilet. Upstairs double bedroom (1 of 2) In the "white wing" located off the mezzanine, the first of 2 double bedrooms overlooks the garden, and is tastefully decorated in neutral shades and natural textures. Shares a bathroom and separate toilet with the second double bedroom. Upstairs double bedroom (2 of 2) In the "white wing" located off the mezzanine, the second of 2 double bedrooms overlooks the driveway. Shares a bathroom and separate toilet with the second double bedroom. Black & white bathroom Shared between the two bedrooms in the white wing, the bathroom was just renovated in 2019 and has two pedestal sinks, heated towel rack, and a bathtub with shower. There is a separate toilet at the end of the hall. Outside: The house sits at the end of a cul-de sac, and is enclosed by laurel trees and a pair of automatic gates leading to the wraparound driveway. There is a wisteria-shaded stone patio off the kitchen / outside the sitting room, which has a glass-topped wicker dining set that seats 8, 3 adjustable umbrellas, and 2 double-size chaise longue. There is a 6-burner gas barbecue with an attached burner. Outside the kitchen is a herb garden with basil, rosemary, mint, sage, thyme, flat-leaf parsley, verbena, and peppers. There are numerous rose bushes, morning glory and ivy that wrap around the back side of the house overlooking the garden. The garden itself is half an acre, with a flat lawn surrounded by fig, apple, quince, cherry, olive and walnut trees. The Location Set in the heart of French wine country, our home is ideally situated for exploring the wines of Sancerre, Pouilly and Menetou Salon. The region is also famous for crottin de chevre from Chavignol, a short drive away. The house itself is bordered by a nature reserve that runs the length of the Loire à velo, an 800 km bicycle route through the Loire valley, which can be joined only a few hundred meters from the house. Local train stations, restaurants and amenities can be found in Sancerre or Charité sur Loire, and the scattered villages and towns throughout the vicinity host weekly brocantes, festivals and events. Our home is 2 hours by train from Paris, Gare de Bercy, 2.5 hours by car from central Paris, and approximately 5 hours from Calais. Getting around Having a car is recommended in order to easily visit wineries, local farms, and to tour the region. Bicycles are recommended if you want to take advantage of the Loire à velo! Local train stations are at Sancerre, Cosne sur Loire, or Charité sur Loire.
