Welcome to Bath House Farm Retreat, our 5 star rated dog friendly, cosy countryside getaway nestled on a tranquil farm in Belper, Derbyshire. Our charming two bedroom guesthouse offers a peaceful escape with a private hot tub and a lovely decking area to relax under the stars. Perfect for a quiet retreat or a countryside adventure, we invite couples, contractors, friends & families to unwind, enjoy the simple charm of farm life and meet Hamish & Dougal - our long haired highland cows. The space Follow the farm track down to your parking spaces and step inside Bath House Farm to instantly slow down. On arrival, you’re welcomed into a bright, well equipped kitchen with a breakfast bar - perfect for lazy breakfasts, planning the day’s adventures or enjoying a quiet coffee overlooking the countryside. The kitchen includes a full-size fridge freezer, washing machine and dishwasher, along with an air fryer and coffee machine with a selection of pods provided (coffee & hot chocolate). An iron and ironing board are also available for your convenience. The space flows through into a cosy lounge with a comfortable sofa bed and Smart TV, ideal for relaxing evenings after a day exploring the area. From here, you’ll find the ground-floor bedroom, which can be set up as either a double (super king size) or twin, making it a flexible option for couples, families or friends travelling together. Patio doors open from the lounge onto your own private decking area and enclosed garden, where you can unwind in the hot tub, soak up the peaceful surroundings and enjoy the sights and sounds of farm life, including our much-loved Highland cows Hamish who has a darker coat and lighter dosan (fringe) & Dougal who is the biggest, more ginger and taller horns. The garden is securely fenced, making it perfect for guests bringing their four-legged friends. Smoking and vaping is only permitted outside of the property. Please dispose of any cigarette ends accordingly. Upstairs, stairs from the kitchen lead to our loft bedroom, which can also be arranged as a double (king size) or twin and includes an additional sofa bed. Skylights fill the room with natural light and offer beautiful countryside views. A hairdryer is provided for guest use. With plenty of space, comfort and character throughout, this is a relaxed rural retreat designed for memorable countryside stays. Guest access Guests have exclusive use of the entire property for the duration of their stay. A single-track country lane leads you onto the farm, where you’ll find two private parking spaces clearly signposted with yellow signs, reserved solely for you. From the parking area, walk up the stone driveway and you’ll see the entrance door directly in front of you. A lockbox is on the wall for a person free check in. Once inside, the property is completely self-contained, offering privacy, comfort and independence throughout your stay. You’ll have private access to all indoor spaces, the private decking area, enclosed garden and hot tub. While the property is set within a farm, your accommodation and outdoor space are entirely your own, allowing you to relax and enjoy the countryside at your own pace. Other things to note As the property is located on a farm with residents nearby, we kindly ask guests to be mindful of noise levels, particularly between 10:00pm and 8:00am, so everyone can enjoy the peaceful surroundings. Please keep smoking and vaping to outside in the garden only and dispose of any cigarette butts safely. Well-behaved furry friends are very welcome. A dog bed and dog bowls are provided for your convenience, along with a couple of emergency poo bags. We kindly ask that all dog waste is picked up and disposed of responsibly to help keep the farm and garden clean for everyone. The hot tub is for guest enjoyment during your stay. We ask that it is used responsibly - 1. Please ensure it's covered when not in use. 2. Please shower before and after use. 3. No glass, food, hair dye or oils are taken into the water please. 4. Long hair should be tied back to help protect the system please. 5. We recommend drinking alcohol in moderation while using the hot tub. 6. Please bring your own hot tub towel. A hoover and mop are available should you need them during your stay. We kindly ask that guests treat the property as a home away from home - enjoying it, respecting it and leaving it as you found it.
