Whether you're here to explore, unwind, or reconnect with nature, this unique property offers a rare blend of comfort, sustainability, and total freedom. 🏡 The Cottage: Step inside and be greeted by soaring high ceilings, warm timber finishes, and a cozy, open-plan layout that invites relaxation. The cottage is thoughtfully designed for off-grid living, powered entirely by solar energy and supplied with pure, filtered rainwater. Sleeping arrangements: • 3 bedrooms: 2 with queen beds, 1 with a double bed • Sofa bed in the living room sleeps 2 additional guests • 2 full bathrooms for comfort and convenience Other features include: • A wood fireplace and traditional wood-fired stove/oven • A modern gas kitchen with everything you need to cook and entertain • Spacious living and dining areas with views of the surrounding paddocks and bushland Outside, the cottage is surrounded by lush gardens, featuring: • A lemon tree, mandarin tree, and fig tree • A small veggie patch where guests are welcome to pick fresh produce • Native plants and open paddocks perfect for relaxing or exploring No neighbours, no noise limits! To ensure a comfortable and sustainable stay, please take a moment to read through these important guidelines. --- 🌿 Living Off the Grid Our home is completely off the grid, meaning we’re not connected to public utilities. Everything—power, water, heating—is self-sustained. This makes your stay special, but it also means conservation is key. --- ⚡ Power Supply • The cottage runs on solar energy, stored in batteries charged during daylight hours. • At night, the batteries power the home. Please turn off lights and other electrical things before going to sleep. • If the batteries run low, we have a backup generator. Just let us know and we’ll come start it for you. Why this matters: Solar power is limited, especially on cloudy days. Conserving energy ensures a smooth stay for you and future guests. --- 💧 Water Usage • All water is harvested from rain and gravity-fed from a top tank. It’s filtered and safe for general use. • Please keep showers to 5–10 minutes per person to help preserve water for everyone. • If you prefer, feel free to bring bottled water for drinking. Why this matters: Water is our most precious resource. Every drop comes from nature, so mindful use helps us stay sustainable. --- 🔥 Heating & Cooking • Heating is provided by a wood fireplace and a traditional wood-fired stove/oven. • A gas stove and oven are also available in the kitchen. • If you’re unsure how to use the fireplace or wood stove, we’ll happily show you during check-in. --- 🚭 Smoking • No smoking inside the house. • Smoking is allowed outside only—please dispose of cigarette butts responsibly. --- 🚪 Farm Etiquette • This is a working farm in a rural area. Always close gates behind you to keep animals safe. • If a gate is closed, close it again after passing through—even if you’re only on the other side briefly. --- 🐐 Animals & Wildlife • You're welcome to pat and feed our friendly animals—alpacas, goats, chickens, rabbits, and wild parrots. • Feed alpacas and goats from outside the fence for safety, as alpacas may kick if approached incorrectly. • Wild parrots often visit and will eat sunflower seeds straight from your hand—a magical experience! • Always close gates after entering or exiting animal areas. --- 💬 Need Help? • The owners live in a cabin about 200m from the cottage and are available if you need assistance. • If you’re unsure how to use anything or have any issues during your stay, please don’t hesitate to come ask—we’re more than happy to help. • During check-in, we’ll either leave the keys in a safe place or personally greet you and hand them over. --- ⚠️ Safety & Liability • Activities like bushwalking, cycling, dirt biking, and fishing are welcome, but you participate at your own risk. • By staying on the property, you agree that any injuries or accidents are your responsibility. 🏥 Emergency Services • Gippsland Base Hospital (Sale) – 24/7 emergency care (~45 mins) • Latrobe Regional Hospital (Traralgon) – Full medical services (~45 mins) • Local clinics available in Yarram and Rosedale for minor concerns 📱service • There is fast and reliable wifi at the cottage however if you go outside and on to the property to explore the 70 acres Cell service is low to none.
