The nearby bus stop is served by multiple buses giving fast and frequent, direct access to the city centre and airport. Locally, you can visit the zoo and Walled Garden. The space Newly refurbished, this is a twin room in a family home with your own self contained accommodation and private facilities. Calming and restorative room where you can relax after a busy day sightseeing, travelling, enjoying the city nightlife or attending an event at Murrayfield Stadium. Please relax in this stylish accommodation with a coffee or a pot of tea, reading a book or just watching the urban wildlife, before turning into the comfortable beds for a good night’s sleep. Medium/firm mattresses, fluffy towels and complimentary toiletries should ensure your comfort. Your accommodation comprises the entire lower garden level and includes a private hallway with bookcase, leading to a dedicated shower room, a separate WC and a twin bedroom. Access is via the front, main door of the property and a staircase leads downstairs from the inner porch/ lobby. Please use this porch area for coats and shoes. There is access to a small garden patio, with table and seating in a south facing, secluded garden without the disturbance of traffic. When you gaze out the patio doors, you might be hard pressed to think that you are staying in Scotland’s capital city! As a traveller and visitor myself, I hope to offer a comfortable, restful twin bedroom for friends, couples or a single visitor. There is high speed WiFi. I am usually on hand for any questions and aim to do whatever I can to make your stay enjoyable whether that is recommending restaurants, shops, ordering taxis or just general advice on what to do in Edinburgh. Please note that there is no kitchen or access to shared facilities. The doorway to the WC is smaller than average. Please mind your head. Guest access Access to your lower, garden floor accommodation is via your own front door and inner cloakroom/ porch.A staircase leads directly down to your rooms which are entirely private. A secure entry key pad is provided for your convenience. There is no access to the main house nor any shared facilities. There is no kitchen. A kettle and Nespresso is provided (pods included). The patio is a small area contained within a large shared garden. During your stay I live in this family home and enjoy welcoming travellers from near and far! However, I always respect your privacy and ability to come and go as you like. Therefore, I may or may not be at home for the duration of your stay but I will always be accessible by phone or text. You will have all the facilities expected from beautifully refurbished accommodation in a private home, including tea and coffee making facilities (Nespresso), Walkers shortbread, a mini fridge, iron and hairdryer. A cup of coffee or pot of tea, sitting in the secluded, garden patio might just be the best wake-up to your day! Other things to note Please note that a 5% Edinburgh Visitor Levy applies to the accommodation cost from the 24th July 2026. This is included in the rate that you pay. The accommodation is not suitable for those with mobility concerns due to an internal staircase, stepped access to the twin room and smaller than average WC doorway. There is a step to the walk- in shower. I use a Saniflo system which means that the toilet can only cope with human waste and toilet paper. Please take care not to drop wipes, sanitary products, etc in the toilet. This will immediately block the septic tank. I appreciate if you take special care and follow the written guidance. The TV is Freeview only. You are welcome to come and go as you please, but I kindly ask that you respect the family’s privacy and peace. This home is shared by Rena, our gentle, elderly Labrador, who will be kept separate from your accommodation at all times. However, you will come across Rena in the back garden.
