Welcome to Rosebank B&B in Etchingham village 5 minutes walk from the mainline station to London, in the High Weald, an area of outstanding natural beauty. Continental breakfast is included in the price. The room is self contained, separate from the house and you have a key to come and go as you please, perfect as a base when visiting friends or exploring the local area with its beautiful gardens and National Trust properties on the borders of East Sussex and Kent. The space New oak framed building perfectly situated in the middle of Etchingham village. Very peaceful and relaxing ambiance in the room with back views of the orchard. Perfect for getting away from stress and strains of modern day lives. Totally private and you are independent to come and go at will. Fridge/toaster/kettle/microwave in room for your convenience. Off road private parking. Very large superking bed perfect for a couple, if you prefer 2 single duvets just ask! There is a sofabed in the room which can be made up for a 3rd person at an extra cost of £30 per night. Tea and coffee facilities are in the room including a selection of teas and a Nespresso coffee machine. Continental breakfast is included in the price. This comprises of freshly baked croissants and pastries, homemade yoghurt and berry pots, a selection of cereals including homemade granola and fresh fruit salad. Plus a selection of juices. Our own organic apple juice from the old orchard is available for sale (proceeds to charity) All provided to help yourself in the privacy of the room at whatever time in the morning you wish. Guest access The whole area is private for the guests which includes a large room and superking bed, a living area with flatscreen TV with Netflix and Amazon Prime so you can log into your account. There is a sofabed which can be made up at an extra charge requested before arrival. There is a dining area with small silent fridge, tea/coffee facilities, toaster and small microwave. Ensuite shower room. Hairdryer. Full length mirror. Free wifi internet access. There is a table and 2 chairs in the garden under the apple tree for guests use on Summer days. Other things to note We only take 2 night bookings at the weekends in the summer months. There is a double sofa bed in the room which can be made up for a third person at an extra charge of £30 per night to include breakfast. Please enquire on booking.
