KITCHEN: The modern, fully stocked kitchen has everything needed for both short and long stays, The kitchen also contains a washing machine and a clothes drying rack. PERFECT FOR GROUPS & LONGER STAYS: With full amenities and plenty of space, this property is ideal for families, groups, and long-term guests. SAFETY & SECURITY FEATURES: For added peace of mind, the property is equipped with CCTV that faces the front and back of the house. We also have a noise decibel monitor to maintain a quiet and comfortable environment for all guests and neighbours, without recording specific sounds. HOUSE RULES: To ensure a comfortable stay for everyone, please observe the following: - No parties, smoking, or loud noise - quiet hours after 9 pm to respect neighbours. - No pets - Check-in after 3 pm and check-out by 10 am to allow for thorough cleaning. CHECK-IN DETAILS: Self-check-in is available anytime after 3 pm via Lockbox We ensure the property will be spotless and fully ready for your stay. Evolve Stays Bin Usage Disclaimer Please note: Our team monitors bin usage before check-in and after check-out to ensure compliance with local waste disposal rules. If recycling or general waste is found to be incorrectly disposed of, and this results in a fine or penalty, we will unfortunately have no choice but to pass this charge on to you, as outlined in our Terms & Conditions. Here are a few important details to keep in mind before you arrive. 🔐 SECURITY DEPOSIT OR DAMAGE WAIVER For every booking, we require one of the following: Refundable security deposit: £350–£500, depending on the length of your stay Non-refundable damage waiver: £50–£125, depending on the length of your stay 📝 BEFORE YOU ARRIVE To help keep our properties safe and secure for everyone, all guests are required to complete our quick pre-check-in process before arrival: • ID verification (government-issued ID) • Acceptance of house rules & terms and conditions Check-in details will be provided once this has been completed. This process helps us maintain a safe and high-quality experience for all guests. NOTE: Bookings where the required pre-check-in steps have not been completed may be cancelled. ✨ OPTIONAL EXTRAS Looking for a little more flexibility or convenience? We also offer: Early check-in & late check-out: £20 per hour, subject to availability. Please let us know as early as possible so we can coordinate with our housekeeping team.
