Escape to our charming countryside annexe, a converted dairy parlour full of rustic character. With exposed oak beams, a cosy log burner, and a super king bed, it’s the perfect hideaway for couples or solo travellers. Enjoy a fully equipped kitchen, private bathroom, and peaceful sitting room. Just a short walk to the village pub in Blackboys and surrounded by East Sussex countryside, it’s an ideal retreat for relaxation and exploring. The space *new upgraded WiFi* Welcome to The Studio at Shawford Farm The Studio is a self-contained annexe opposite our family home, once the farmhouse for the surrounding land. We’re tucked between ancient woodland on both sides, in a peaceful valley with a stream at the bottom. The setting is wonderfully quiet — the only sounds you’re likely to hear are owls, birds and deer. The local village of Blackboys takes its unusual name from the area’s history in charcoal making, when workers would return home covered in soot. Today, it’s a great spot for exploring Sussex: Uckfield and Heathfield are 10 minutes away, Lewes 20 minutes, and Glyndebourne (world-famous for its summer opera festival) about 15 minutes. Inside, the Studio has a small kitchen with basics provided, a cosy wood-burning stove, a modern shower room, and laundry facilities if needed. Outside, there’s a small patio you’re welcome to use. Nearby: The Blackboys Inn (10–15 min walk) — historic country pub with open fires, big garden, great food. The Star Inn, Waldron — proper village pub with hearty food, Sunday roasts, garden, dog friendly. The Hurstwood — relaxed and stylish country pub with seasonal dishes, terrace and garden. Tylers Ground — lovely café in a converted barn, great coffee, brunch, and cakes. There are fantastic walks in every direction — including the Vanguard Way long-distance trail — and the South Downs and coast are within easy reach. Other things to note Shops There are no shops within walking distance but the nearest small shops are the Co-op at Cross-in-Hand petrol station, or Little Waitrose at Shell Garage in Maresfield. For proper shops and supermarkets, Uckfield is around 10 mins’ drive and there is a range of cafés, restaurants, large supermarkets (Waitrose, Tesco etc) and a very good cinema. Heathfield is also about a 10-minute drive (Waitrose, Co-op, Sainsbury’s). Further afield, Lewes (20 mins drive) is lively with lots of cafes, restaurants and antique shops. Walking There are some fabulous local walks in every direction. There is a public footpath right behind the Studio that goes through the woods and out the other side – please do keep to the path though as the woods are privately owned. We have left some OS maps in the Studio – feel free to use and take on your walks, but do please return them. We are situated very close to the famous Vanguard Way – a walking trail that runs from London to the coast. You can join the trail by Tickerage Mill – please do ask for directions. If you don’t mind driving, there are some scenic walks along the coast, and across the South Downs. Transport Nearest station is Buxted (7 minutes’ drive), with direct trains into London once an hour. Uckfield (same line) also has a slightly larger station with shops. Lewes is a 20-minute drive, and Tunbridge Wells about 30 minutes. From Blackboys there are buses into Brighton and Tunbridge Wells (please check timetables for frequency).
