Registered Guests Only Only guests listed on the booking are permitted on the property. This rule is in place for everyone’s safety and to help protect the peace and character of our beautiful neighbourhood. 2. No Parties or Events Absolutely no parties or events are allowed without prior permission from the owner. Hosting a party or gathering without authorisation is a direct violation of the rental agreement. If such an event occurs, all guests will be required to leave the property immediately, and no refund will be issued. 3. Smoking Policy There is strictly no smoking or vaping inside the home. Smoking is permitted only in the outdoor entertaining area, and we kindly ask that all cigarette butts and waste be disposed of properly. No smoking on the balcony or at the front of the property. Violation of this rule will result in a $350 smoking remediation fee to cover cleaning, odor removal, and additional turnover time. 4. Damage and Incidentals You will be responsible for any damage to the rental property or its contents caused by you or your party during your stay. Photos of the property are taken before every check-in to ensure accurate documentation of its condition. Please report any accidents or issues promptly so we can address them quickly and fairly. 5. Extra Guests Only the number of guests included in your booking may stay overnight. Additional guests or visitors are not permitted without prior approval from the owner, and extra-person charges may apply at the owner’s discretion. 6. Early Check-In: Standard check-in time is 3:00 PM. Early check-in may be available for a $50 fee and must be requested in advance. Approval depends on cleaning schedules and reservation turnover. If early check-in has not been confirmed, check-in remains at 3:00 PM. 7. Furniture Policy Please do not move or rearrange any furniture. An additional fee will be charged if items need to be returned to their original position. 8. Parking Policy Please park only in the designated driveway and do not park on or block any neighbouring properties, driveways, or lawns. This ensures respect for our neighbours and helps avoid towing or fines. 9. Additional cleaning Extra cleaning charges apply for: Unwashed dishes Rubbish left throughout the property Food left in fridge Stains, spills, or strong odors requiring intensive cleaning Prohibited substances Pet messes or undisclosed pets Confetti, glitter, sand, oils, or other hard-to-remove substances Excess mess from unauthorised gatherings or parties Please Note- BBQ, Cleaning charge - $ 150 Oven & Appliance Cleaning - $ 100 Please ensure the following are left in clean condition after use: BBQ: must be free of grease, food debris and ash Oven: no burnt food, heavy grease or residue Appliances (fridge, microwave, stovetop, coffee maker, etc.): free of spills, food buildup or sticky messes. Fee Process Extra cleaning charges vary depending on the time and materials required. All charges will be submitted through the Airbnb Resolution Center with photos and documentation.
