We do suspect the stairs are likely to be an attraction for any budding Spiderman so we recommend this apartment only for children over 12. To ensure a peaceful environment for everyone, we kindly request that all guests remain minimal noise all time and respectful of their neighbors. No parties or events are allowed under any circumstances. £250 penalty will be charged if rules being broken. ★ SUITABLE for CHILDREN OVER 12★ This apartment is suitable for children over 12 because of the mezzanine. ★ CLEANING & SANITIZATION ★ Health, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out. ★ NO PETS ALLOWED ★ We love those little (and not-so-little) furry bundles of joy. Sadly, our home is not suitable for accommodating them. ★ NO SMOKING INSIDE ★ Please refrain from smoking inside the home! Any evidence of smoking will result in a fee for odor removal and furniture cleaning. ★ NO PARTIES/EVENTS ★ We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits. A extra £250 fee will apply should any HOUSE RULES be broken ★ OTHER NOTES FOR THIS UNIT★ The lofty aspect leads to a bright and airy space. If you are using the twin beds on the mezzanine and prefer dark mornings, we would recommend bringing a sleep mask. The ground floor double bed has a privacy curtain to separate this from living room. *Mid-stay cleans/linen can be arranged on request for an additional charge ★ CHECK-IN/CHECK-OUT AND LIVING LOGISTICS★ Standard check-in time is 3pm onwards Check-out time is before 10am on day of departure. Unauthorised late check-outs will be charged £15 per hour Please note that a fee of £150 will be charged for lost keys. please be careful with them. Leaving personal belongings will be charged posting and packaging of each item Only guests who have paid are permitted to stay. Please do not invite guests who are not authorised to stay. No excessive noise between 10 pm - 8 am. The lead guest must be 18 or over and will be responsible for the behaviour of all guests Note: This property has a noise detection device installed to monitor the noise level. If excessive noise is detected, it may result to termination of the booking without a refund. ★MAINTENANCE AN COMPENSATION POLICY★ In the event of an urgent maintenance issue, i.e. No heating, No water or hot water supply, no power, plumbing leak, toilet not working, broken lock, pest infestation, broken window, major appliances failure -washing machine, hob, oven, TV and kettle etc, we will provide support within 24 hours to resolve the matter promptly and minimize any inconvenience to our guests. Please note that we reserve the right not to offer compensation unless the issue meets specific criteria. While compensation is considered valid, if the guest has incurred out-of-pocket expenses due to an emergency—the guest must notify the host immediately and provide evidence of the situation to ensure this is agreed compensation . Failure to inform the host promptly may result in the claim being deemed invalid. Minor maintenance: may be resolved with 3-4days -minor plumbing issue -light bulb out (unless in key area) -minor appliance issue ie.
