Step out onto the private balcony for pool views, morning coffee, or sunset drinks. We have fast Wi-Fi, 2 Smart TV’s, air-conditioning and secure undercover parking. We have all the amenities you need for a relaxing beachside getaway. For your comfort, both bedrooms feature fitted sheets, flat sheets, and quilt covers. We also provide quality beach towels for your convenience. We’re also pleased to provide a portable cot and high chair which can be assembled upon request, please bring your own sheet/blankets. Master Bedroom: Relax in the spacious King bed with premium linens, quality pillows (both firm and soft) and a smart TV to watch your favourite shows from the comfort of your bed. Extra pillows located in the bottom left section of the wardrobe. Second Bedroom: Queen Bed with premium linen with both firm and soft pillows. This room is a cosy, window-free bedroom designed for restful sleep, with a blackout effect ideal for late risers or napping babies. Please note this room is extremely cosy and quite small. Kitchen: Our apartment has a fully stocked kitchen with everything you need to cook and dine comfortably. Essentials include a fridge, oven, stove, microwave, kettle, toaster, cookware, utensils, plates, glasses, and cutlery. We also provide tea, coffee, and basic pantry staples to get you started. We have a Nespresso coffee machine and a variety of tea’s for your convenience: Full laundry facilities: • Washing machine & dryer • Laundry detergent provided • Iron & clothes steamer (for those special events) • Drying rack with pegs • Vacuum cleaner/broom/mop • Pull-out clothesline on the patio Family Friendly: Our property has a high chair, baby bath & portable cot which we can assemble for you prior to your stay. Extras: Children’s toys, fun board games/drinking games located under the tv cabinet. The kitchen is fully stocked. You will have the entire apartment to yourselves, parking is available, and you can also access the shared pool (which unfortunately has limited seating available). 🛎 Check-In Requirements To comply with NSW short-term rental regulations, all guests must complete the following before arrival: * Completion of our pre-arrival check-in form * Submission of ID (Passport or Driver licence) * Acceptance of Terms & Conditions If you have any questions about this process, we’re always here to help. 🔑 Key Collection The instructions for the key collection will be provided upon the completion of the pre-arrival check-in form. This flexible pickup system ensures you can check in smoothly, even outside standard hours. MID-STAY CLEANING AND LINEN CHANGE As the apartment is self-contained and not a hotel, cleaning during the stay is not complimentary. We use a professional linen cleaning service, so extra linen is not kept in the apartment by default. If you would like additional linen sets for self-change, these can be arranged in advance for an additional fee, subject to availability. Mid-stay cleaning or linen change can also be arranged during your stay for an additional cost, upon request. SAME-DAY BOOKINGS To ensure housekeeping and check-in can be arranged properly, we require at least 1 day’s notice for reservations. For last-minute bookings made on the same day, especially when another guest is departing, we cannot guarantee a 2:00 pm check-in. Guests with pre-confirmed bookings will always be prioritised. We appreciate your understanding. EARLY CHECK-IN REQUESTS Our standard check-in time is 2:00 pm. If the apartment becomes ready earlier, we will notify you immediately. If you require guaranteed early access, the most reliable option is to book the night before, subject to availability. As a residential property (not a hotel), we cannot provide alternate rooms, and same-day turnovers require adequate time for our housekeeping team to prepare the home to Oliver & Co. Stays standards. Thank you for your patience and understanding. LATE CHECK-OUT REQUESTS Late check-outs depend on our cleaning schedule and upcoming bookings. Please message us before 8:00 pm the night before your departure so we can check availability. If you require check-out after 12:00 pm, an additional night’s fee will apply. This must be paid through the Airbnb Resolution Centre the night before your departure; otherwise, housekeeping will be booked for the standard 10:00 am check-out. STARTER SUPPLIES We provide complimentary starter essentials to make your arrival comfortable, including: Coffee pods/instant coffee, tea, mini milk, dishwasher tablets, laundry detergent sheets and toilet paper. Please note these are starter quantities only and may not last for the entire stay. They are provided to help you settle in without needing to shop immediately. NOISE & HOME MONITORING A noise monitoring sensor is installed. It is NOT a camera and cannot record video or raw audio. It only monitors: • noise levels • temperature & humidity • motion & occupancy indicators (number of nearby mobile devices) Data is shown as graphs and numerical readings only—never images or sound. NO PARTIES OR EVENTS Parties, gatherings, and social events are strictly prohibited. Any disturbance to neighbours or breach of house rules may result in immediate cancellation of the reservation. Please make yourselves at home! Please read and respect the house rules. This would be very much appreciated. Before your arrival, we will also share clear instructions on how to access the property and where to park for an easy check in.
