There will potentially be noise from the pub below during the evenings until 11pm and at weekends until 1am. The space The property has 4 spacious bedrooms, all fitted with open clothes rails. The master bedroom has a double bed. The second bedroom has two single beds. The third bedroom has a double bed. The fourth bedroom has two single beds. All bedrooms have a clothes hanging rail with hanging shelves, a large mirror, bedside table and lamp. The Living Room has two armchairs and a large sofa, a coffee table, side tables and a Smart TV with Netflix. The modern Bathroom upstairs has a bath, a shower with a heater, a toilet, a sink, and a towel radiator. The kitchen is fully equipped with an induction hob and oven, fridge, microwave, kettle, and toaster. Guests will also find all essential kitchenware, including utensils, cutlery, and cookware. An iron and an ironing board are also provided for convenience. Towels are provided for your stay. Located within easy access to local shops, restaurants, and attractions like Derwent Reservoir, Beamish Museum, Durham, and Newcastle. * All guests must be over 21 years old. * All guests must pay a damage deposit, provide ID and agree to the guest T&C's prior to staying. * This property is more suitable for groups and contractors due to its location above a pub. There will be noise until late and at weekends at night due to being above a pub. The property is equipped with a device that monitors noise and occupancy levels in the property (but does not record sound) and notifies the host and the guest if it gets too loud. Any disturbance and/or noise complaints will result in loss of deposit. *We expect the property to be treated with respect and care and left in a similar condition as it is found, clean and tidy and dishes washed and put away. Guests will be charged for any additional cleaning needed above the standard requirements. Please note: Once a booking is confirmed, all guests will need to provide a copy of ID, name and address through our own booking system to verify your identity. You will also be asked to read, sign and accept our terms of stay policy and pay a damage deposit in order for your booking to go ahead. Shortly after your booking is made, you will be sent an external link for this to be completed. This is a mandatory condition prior to your stay. We retain the right to cancel the reservation without refund for any refusal to complete these requests after the reservation has been booked. Our cancellation policy applies to any cancellation made based on the refusal of our Terms. Guest access Entire flat with street parking in the back lane. The property has a lockbox entry for easy hassle-free access. Check-in information is sent at 4pm the day before arrival.
