Located in an exclusive residential complex, in the renowned town of Monte Argentario, and furnished with particular attention, it has a wonderful panoramic veranda with sea views. Newly renovated and consisting of 3 bedrooms, 2 bathrooms, a kitchen and a large living room, it can accommodate up to 6 people, offering the right level of privacy in each room, whether you are a family or a group of friends. The space Casa Ponente is located within a small and reserved residential complex consisting of only three residential units, in the town of Pianone, in Monte Argentario. Its location is really strategic: immersed in the quiet, it gives a breathtaking panoramic view of the sea, while staying soon from the main attractions of the area. In just 5 minutes by car you can reach the port of Santo Stefano, animated by shops, restaurants and typical clubs. Porto Ercole and Orbetello are also easily accessible in a few minutes. The nearest beaches are only 3 minutes away by car. The living room on the veranda is the real specialty of this apartment. A bright and refined environment that gives the feeling of being outdoors, but with all the comfort of a protected and air-conditioned space. Here there is a dining table, to share convivial moments enjoying the wonderful sea view; a comfortable sofa to relax in the evening and a smart TV. This area is air conditioned with a hot/cold system, ideal for living all year round: cool and ventilated during the hottest days, but also pleasantly comfortable when the weather is humid or windy. From this space you access the enchanting terrace, furnished with two comfortable outdoor armchairs and a low side table: the perfect place for a chat on the most ventilated days, surrounded by a relaxing and evocative atmosphere. The open kitchen, with attention to detail, is equipped with everything you need, dishwasher included, and is designed to ensure comfort even during longer stays. The first bedroom, from which you can also access from the outside, is thoughtfully furnished. It has a double bed, a spacious wardrobe to store all your belongings, and an en-suite bathroom. The private bathroom has a sink, full sanitary facilities and a large shower box. The second bedroom, also furnished with care, has a double bed and large closet. The third bedroom has 2 single beds and a wall closet. A second bathroom, adjacent to the two bedrooms, has a sink, full sanitary ware and a large shower stall. Each room is air conditioned with hot/cold split to ensure maximum comfort in every season. In addition to towels of various sizes, you will find sheets, blankets, comforters and everything you need to make your stay perfect. The home is operated as a tourist rental. In accordance with the regulations for this type of stay, we do not provide food and beverages such as bottled water, coffee, tea, sugar, salt, and oil. The kitchen is, however, fully equipped for cooking, and before arrival, we provide information on the nearest supermarkets and stores. Guest access You will have private parking directly on site, located just before the entrance to the property. From here you can access the garden, shared exclusively with Casa Levante. A short, slightly uphill ramp leads directly to the entrance of the house. The only common areas with Casa Levante are the parking lot and the garden: the rest of the spaces, both internal and external, are for the exclusive use of the guests of Casa Ponente. Other things to note From October 15 to May 1, a surcharge of €10 per day will be required for heating. We would like to inform you that, in accordance with local laws, an accommodation tax of €2 per night per person is required for all guests, excluding children under 14 and people with disabilities. Please keep this additional cost in mind when booking and be prepared to pay it at check-in. You will be issued an invoice for the full amount of the booking, in which the amount will be broken down into the following items: •⁠ ⁠OTA fees •⁠ ⁠Cleaning services •⁠ ⁠Comprehensive guest management services (the amount of which is approximately 25% of the proceeds after deducting OTA commissions and cleaning services) •⁠ ⁠Rental fee collected (and transferred to the owners) In addition to the invoice, you will be asked to sign a short-term rental agreement via OTP, which is not yet mandatory but is certainly binding and more secure for both parties.
