The space This three-bedroom, three-bathroom penthouse in Playa del Carmen's Aldea Thai complex sleeps eight guests and sits one block from Mamitas Beach. Bedrooms and Bathrooms The master suite offers a king bed, ensuite bathroom, and whirlpool tub for unwinding after beach days. - The second bedroom features a king bed, ensuite bathroom, and jetted tub. - The third bedroom has two double beds and opens onto the balcony. All three bedrooms include air conditioning, blackout curtains, and quality linens. Each bedroom has its own full bathroom. Living, Dining, and Kitchen Area The open living area flows onto a private balcony where you can enjoy morning coffee before heading to the beach. The dining table seats six comfortably, and the full kitchen comes equipped with everything you need to prepare meals — from quick breakfasts to full dinners when you'd rather stay in than venture out. Outdoor Amenities Your private rooftop terrace centers around a plunge pool with views stretching toward the Caribbean. Sun loungers line the deck, and there's plenty of space for the whole group to gather for sunset drinks. Downstairs, the complex offers a main pool with swim-up bar and a fitness center for guests who want to keep up their routine. Good To Know WiFi reaches throughout the penthouse, and there's a dedicated workspace if you need to log on. Underground parking is included. The building has 24/7 front desk service and an elevator. Airport transfers, housekeeping, and tour bookings are available for an additional fee if you'd like help coordinating logistics. The location puts you within a two-block walk of 5th Avenue's restaurants, shops, and nightlife, with Mamitas Beach Club directly in front of the complex. Guest access You’ll have full, exclusive access to the condo during your stay. You can also enjoy the complex amenities, including large outdoor pool, lounge areas, gym, and underground parking. Other things to note **PLEASE NOTE this condo is currently up for sale and there could be a showing during your stay. Plenty of advanced notice will be given. Preventive pool maintenance is scheduled on Wednesdays and Saturdays. Aldea Thai management staff will need to access the property to complete this service. There is no fixed time, as visits depend on the condominium’s operation. Please allow access and leave the keys available when needed so maintenance can be completed without inconvenience. There is no daily cleaning. For long-term stays (21nights or more) guests will be charged an extra fee of $30 USD per week for mandatory mid-stay cleaning service. This will be scheduled with guests during their stay. The cleaning service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply. We are happy to assist you with additional services/arrangements such as airport transfers, housekeeping, tour information and booking, car rental, plus many more services. All of these services can be booked prior to your arrival. We are here to help you relax during your vacation. There is a penalty of $12 USD per bracelet or magnetic card lost. We provide a few essentials to make you feel more at home when you arrive: drinking water, soap, shampoo, and toilet paper. Please note that these will not be refilled during your stay. if you would like to arrange grocery delivery, just let us know! There's no washer or dryer at the property. However, laundry pick-up/drop-off service is available upon request and at an additional price. A daily allowance of 40Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 6 MXN/Kw. Electricity is not included for bookings of 28 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it. Guests will be requested to sign a Rental Agreement upon booking confirmation. A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and released 5 business days after check-out, provided all terms are met. House Rules: - Travelers must be at least 21 years of age or older to book. - No smoking of any kind (tobacco or cannabis) is allowed inside the condo, and the use of any recreational drugs on the premise is strictly prohibited. Failure to comply will incur a $300 penalty. - No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. - No more guests than those listed in your reservation are allowed. - No tent or other structures may be set up on the ground of the property. - Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay. - Renters will be required to provide a government ID on the day of checking in or during your stay. - Please avoid from moving furniture - Pets are not allowed. - It is requested to use the safe box inside the condo for all your valuables. We will not be held responsible for any loss or theft. - Pool and common area rules must be respected. The use of speaker/music devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed. - We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival. Services such as electricity, water, and internet are provided by external companies. While these services are generally reliable, occasional outages beyond our control may occur. We appreciate your understanding.
